The four kinds of Bandra West home we are asked to do
Bandra West is not one housing market. A flat on St Andrew's Road and a flat in a new Turner Road tower are priced differently because the work is physically different, not because the postcode is fashionable.
1960s–70s low-rise co-operatives
Four to six storeys off Pali Hill, Perry Cross Road, St Andrew's Road and Union Park. Generous rooms, honest proportions, no goods lift, and plumbing that has been patched rather than replaced.
Conservation-precinct houses
Ranwar village, Chapel Road, Veronica Street and the Waroda Road lanes. Grade III precinct listing. Interiors are open to you; windows, balconies and external colour are not.
Sea-facing towers
Carter Road, Bandstand and the Reclamation. Larger carpet areas, working service lifts, and a corrosion environment that rewrites the hardware schedule.
Redevelopment possessions
New towers on Hill Road, Turner Road and the lanes behind Linking Road. Efficient plans, developer flooring, and a fit-out deadline written into the possession letter.
Bandra West rates by finish level
These are applied to carpet area and assume the whole flat. Anything measured against built-up area will look 25–30% cheaper per square foot and cost the same money.
| Finish level | ₹ per sq ft carpet | What the carcass and hardware are | Where it suits |
|---|---|---|---|
| Essential | ₹2,560 – 3,040 | 710-grade ply, matte laminate, Ebco soft-close | Rental-ready flats, first homes in redevelopment towers |
| Considered | ₹3,040 – 3,650 | BWP throughout, acrylic on feature faces, Hettich | Most Perry Cross and Union Park co-operatives |
| Fine | ₹3,650 – 4,380 | BWP with veneer, Blum runners, stone and solid-surface tops | Sea-facing flats and precinct houses |
Excluding 18% GST. These rates are what our completed and invoiced work in this precinct came to, carried forward to October 2026. Excludes loose furniture, art and appliances. Add 6–9% where every module has to be stair-carried.

Joinery sized to the staircase, not to the drawing
Worked example: 1,150 sq ft three-bedroom, Perry Cross Road
A 1974 building, third floor, one 900 mm passenger lift, no goods lift. This is the most ordinary brief we take in Bandra West and the numbers below are the ones we would actually issue.
| Scope | ₹ lakh | Note |
|---|---|---|
| Civil, plumbing shifts and full rewire | 3.9 | Cast-iron stacks retained, branch lines replaced in CPVC |
| Joinery — wardrobes, TV unit, crockery, study | 16.3 | Knocked-down modules, maximum 1,980 mm panel for the stair turn |
| False ceiling and lighting | 3.8 | Peripheral only; the slab is 2.85 m and worth keeping |
| Flooring — two bedrooms and passage | 3.1 | Original IPS retained and polished in the living room |
| Painting and wall finishes | 2.3 | Anti-fungal base coat on the two west walls |
| Two bathrooms, full replacement | 2.9 | Waterproofing re-laid; the 1974 membrane is gone |
| Soft furnishing, curtains, loose pieces | 2.8 | Client-selected, procured by us |
| Project management and contingency | 1.2 | Held against what opens up behind the plaster |
| Total, ex-GST | 36.3 | ₹3,160 per sq ft on 1,150 sq ft carpet |
Add 18% GST. A comparable flat in Andheri West would land near ₹27.3 lakh; the difference is access, specification and the rewire.
Five things that decide the programme here
- No goods lift means a maximum panel size. A typical Pali Hill staircase has a 1.05 m flight and a half-landing turn. Anything over about 1,980 mm long or 750 mm wide will not go up. We design the carcass around that before the first 3D view, which is why our wardrobes here are three modules and not two.
- The conservation precinct is enforced. In Ranwar, Chapel Road and the Waroda lanes you cannot change a window profile, enclose a balcony or repaint the street elevation without heritage committee scrutiny. Internal layout, services and joinery are unaffected. We keep the two scopes visibly separate in the BOQ so nothing ambiguous goes to the society.
- Salt reaches about two streets inland. On Carter Road and Bandstand we use SS 316 for anything exposed, powder-coated aluminium instead of MS sections, and marine-grade ply on balcony-adjacent runs. On Perry Cross Road, four hundred metres back, SS 304 is honest and SS 316 is a markup.
- Lanes off Pali Naka do not take a 20-foot truck. Material arrives on tempos, and unloading on Hill Road and Turner Road is impossible between 8am and 11am. We book pre-9am slots and pay a watchman to hold the space.
- Small societies decide slowly. A 16-flat co-operative may only meet monthly. We file the NOC, crew list and deposit cheque three weeks before we intend to start, and we have never had a committee refuse a file that arrived early with a marked demolition drawing.
Specification decisions we make in Bandra West
| Element | Sea-facing (Carter Road, Bandstand) | Inland (Perry Cross, Union Park) |
|---|---|---|
| Carcass | BWP 710 throughout, edges sealed | BWP in wet areas, 710-grade elsewhere |
| Hardware | SS 316 hinges and runners | SS 304, Hettich or Ebco |
| Window and grille metal | Powder-coated aluminium only | MS acceptable with a two-coat primer |
| Ceiling | Peripheral cove, moisture-resistant board | Full designed ceiling where height allows |
| Paint | Anti-fungal emulsion, exterior-grade on balcony soffits | Standard interior emulsion |

Frequently asked questions
Why is Bandra West more expensive than Andheri West for the same flat?+
Three things, in order of size. Access — most buildings here have no goods lift, so joinery is made in smaller modules and carried up, which adds 6–9%. Specification — sea-facing flats need SS 316 and marine-grade board. And condition — a 1970s building usually needs a full rewire and new branch plumbing, which a 2008 Andheri tower does not.
Can I renovate a flat inside the Ranwar or Chapel Road heritage precinct?+
Internally, yes, with the normal society NOC. What you cannot do without heritage committee scrutiny is change a window profile, enclose or glaze a balcony, alter the roofline or repaint the street elevation. We scope precinct jobs as internal-only and say so in writing to the society, which removes the objection before it is raised.
How long does a Bandra West three-bedroom take?+
Thirteen to sixteen weeks on site once the NOC is issued, and three weeks before that for the society file. Stair-carried projects run at the long end because delivery is metered by what four men can carry in a morning, not by what a lorry holds.
Do I need SS 316 hardware in a Bandra West flat?+
Only if you are within roughly two streets of the water on the Carter Road or Bandstand side, or on a high floor with an open western aspect. Inland — Perry Cross, Union Park, St Andrew's — SS 304 lasts perfectly well and the upgrade is money better spent on carcass grade.
What do Bandra West societies ask for before work starts?+
A written NOC application naming the flat and the scope, a marked demolition drawing, a crew list with photo ID, a refundable deposit typically between ₹50,000 and ₹2,00,000, and confirmation of 10am–6pm working with no Sunday work. Small committees meet monthly, so file early.
