What the package covers, and what it does not
The commonest complaint about package pricing in Mumbai is that it stops being a package by week four. Ours states inclusions and exclusions on the front page of the quotation, and there are only five exclusions.
| Included | Excluded |
|---|---|
| All joinery — wardrobes, TV unit, entry unit, study, lofts | Loose furniture, beds, dining sets, sofas |
| Modular kitchen with chimney, hob, sink and accessories | Free-standing appliances — fridge, dishwasher, oven, washing machine |
| False ceiling, lighting fittings and all electrical points | Home automation beyond basic scene switching |
| Flooring where specified, painting throughout | Curtains, blinds, rugs and art |
| Bathroom refit including waterproofing and fittings | Statutory fees, society deposits and utility charges |
| Society NOC file, lift and common-area protection, debris removal | — |
| Design, 3D views, shop drawings and site supervision | — |
Rewiring is quoted as a separate visible line where the survey calls for it, rather than hidden inside the rate. On pre-1990 stock we find it necessary on roughly two flats in three.
Package prices by flat size
| Flat | Typical carpet | Essential ₹2,370 | Considered ₹3,100 | Fine ₹4,010 |
|---|---|---|---|---|
| 1BHK | 420 – 560 sq ft | ₹10.0 – 13.3 L | ₹13.0 – 17.4 L | ₹16.8 – 22.5 L |
| 2BHK | 700 – 950 sq ft | ₹16.6 – 22.5 L | ₹21.7 – 29.5 L | ₹28.1 – 38.1 L |
| 3BHK | 1,050 – 1,400 sq ft | ₹24.9 – 33.2 L | ₹32.6 – 43.4 L | ₹42.1 – 56.1 L |
| 4BHK or combined flat | 1,600 – 2,200 sq ft | ₹37.9 – 52.1 L | ₹49.6 – 68.2 L | ₹64.2 – 88.2 L |
Each cell is the rate multiplied by the carpet band in the same row, ex-GST. What sits behind them is our own Bandra West account, read off finished and billed flats and held at October 2026. Add ₹180–₹320 per sq ft where a full rewire is needed.
Worked example: 780 sq ft 2BHK, off Hill Road

|---|---|---|
| Electrical rework and partial rewire | 3.2 | 1979 building; bedroom and kitchen circuits replaced, living retained |
| Joinery — wardrobes, TV unit, entry, study nook, lofts | 9.0 | Stair-sized modules; 168 sq ft of shutter area |
| Modular kitchen, 9 running feet at ₹48,700 | 4.4 | Includes chimney, hob, sink and internal accessories |
| False ceiling and lighting | 2.2 | Peripheral cove; 2.8 m slab kept open in the living room |

Add 18% GST. Society file, lift protection, debris removal, design and supervision are inside these figures. Programme was ten weeks.

Package pricing with the old-building line showing
Why a Bandra West package is still made to measure
- No two flats here are the same size. These buildings were designed individually and altered since. A package that quotes a standard wardrobe length will be wrong in both directions, which is how a fixed price becomes a variation in week three.
- Wall plumb varies by 20–40 mm across a room. Every carcass is scribed. A factory-standard unit pushed against a 1970s wall leaves a gap you will look at for twenty years.
- Ceiling heights differ room to room. Often by 100 mm or more, because ceilings were dropped at different times for different reasons. Full-height joinery is measured per room, not per flat.
- Services are where somebody put them in 1974. The stack, the meter, the gas point and the water inlet are fixed, and the layout works around them rather than the reverse.
- The lift, or the staircase, sets the module. Measured at survey. This is the one dimension that cannot be worked around later.
Ten weeks, and where they go
- Weeks 0–2 · Survey, society file, design freezeMeasure, test the circuits, photograph the services, file the NOC and freeze the material set. Nothing is ordered before the freeze.
- Weeks 3–4 · Strip-out, rewire and first fixOld joinery out, circuits replaced, plumbing branches renewed, walls made good.
- Weeks 5–6 · Ceiling, tiling, kitchen platformWet trades finished and cured before board enters the flat.
- Weeks 7–9 · Joinery and kitchen installationDelivered in room order, carried up in sequence, scribed and fixed.
- Week 10 · Paint, lighting, deep clean, snag and handoverOur snag list closed before you see the flat; 5% retained for 60 days.
One honest note on the top of the band. At ₹4,010 per square foot a package here is using veneer, better stone and Blum hardware, and at that point most clients are better served by the full design service, because the package's defined material set starts to be the thing holding the project back rather than the thing speeding it up.

Frequently asked questions
What is the difference between a package and a full design service?+
A package uses a defined material set — a fixed list of laminates, hardware, tiles and fittings — which removes several weeks of selection and a chunk of cost. A full design service opens the whole market, allows layout and structural change, and adds bespoke elements. In a straightforward Bandra West flat the package result is excellent; where the flat needs a restoration or a reconfigured plan, it is the wrong product.
Does the package price include the kitchen?+
Yes — the modular kitchen with chimney, hob, sink and internal accessories is inside the rate. What is not included is free-standing appliances: refrigerator, dishwasher, oven and washing machine. On our 780 sq ft example the nine-foot kitchen was ₹4.4 lakh of a ₹23.0 lakh package.
How do I know if my flat needs rewiring?+
We megger-test the circuits at survey and tell you before quoting. In Bandra West stock built before 1990 we find rewiring necessary on roughly two flats in three, and it adds ₹180–₹320 per sq ft. It is quoted as a separate visible line rather than folded into the rate, because you should be able to see what it costs and decide.
Can you finish a 2BHK here in ten weeks?+
Yes, on the two conditions that the society NOC is issued on time and the material set is frozen at the end of week two. Society hours here are 10 to 6 with no Sunday working, which is already built into the ten weeks. What breaks it is a change to a laminate or a tile after fabrication starts.
Is a package cheaper than hiring a carpenter directly?+
On the headline rate, no. On the finished flat, usually yes, once you count material wastage, the trips to Oshiwara, the trades that arrive on the same morning, the making good after chasing and the things a carpenter will not do at all — the society file, the protection, the debris. The package rate includes all of that; a per-square-foot carpentry rate does not.
