Penthouse Interior Design Services

A penthouse arrives with one asset nothing in the budget can buy and three liabilities nothing in the brochure mentions: the roof above you, the wind outside and the sun that reaches you before it reaches anybody else.

Designing to a view

  1. Establish which view matters, and from where. Stand in each room at seated height and photograph it. A view that is spectacular standing at the window and invisible from the sofa is not doing anything for you.
  2. Lower the sill where you can. A 900 mm sill cuts the view for anyone seated. Where the structure allows and the society permits, dropping it to 600 mm transforms the room; where it does not, raise the seating instead.
  3. Keep the joinery below the sightline. Full-height storage on a view wall is a decision you will regret. Put the tall runs on the internal walls and keep the view wall at 900 mm or lower.
  4. Go darker, not lighter. A room with a bright view reads best with a mid to deep interior tone, because a pale interior competes with the window and flattens it. This is counter-intuitive and it is consistently true.
  5. Light the room to the view, not against it. Bright interior lighting at night turns the window into a mirror. Low, warm, layered light at 2700K with dimmers is what lets you keep the view after dark.
  6. Frame it, do not fill it. One uninterrupted opening beats three smaller ones. Where mullions exist, align the furniture to them rather than ignoring them.

The terrace, costed

A penthouse terrace is an outdoor room and it is priced as one, separately from the interior. What it costs depends almost entirely on how much of it is covered.

  • Basic: deck, drainage, lighting and planters — ₹1,200–₹1,900 per sq ft. Waterproofing, a paved or decked surface, two drains, perimeter lighting and fixed planters.
  • Furnished outdoor room — ₹1,900–₹2,800 per sq ft. Adds a pergola or shade structure, outdoor-rated furniture, power and a water point.
  • Covered and serviced — ₹2,800–₹4,500 per sq ft. A permanent roof over part of it, an outdoor kitchen or bar, a powder room, full lighting and audio.
  • Anything requiring structure — a plunge pool, a substantial pergola, a raised deck — needs a structural certificate and frequently a society or authority approval. Price the engineer before the design.
  • Planting is the maintenance item. Irrigation, drainage, root barriers under the membrane and someone to water it. A terrace garden without an irrigation line is a terrace of dead plants by the second summer.
  • Everything outside is a consumable. Outdoor furniture, fabric and finishes at the top of a building have a life of five to eight years, not twenty. Budget accordingly and buy for replaceability.

Wind, and what survives it

At the twentieth floor the wind is materially stronger than at street level and it is steady rather than gusty. This is not a theoretical concern; it decides what can be on the terrace at all.

Wind at height and what to specify for it
ItemAt heightSpecify
Outdoor furnitureLight furniture moves and becomes a hazardHeavy frames, or fixed, or stored; never stackable plastic
Parasols and umbrellasFail routinelyA fixed pergola or a cantilever with a weighted base rated for the exposure
PlantingDesiccation and wind burn; light pots blow overWind-tolerant species, heavy pots, and a wind break on the exposed side
Loose cushions and fabricGone by the second weekStorage box on the terrace, and it will be used daily
Doors to the terraceSlam violently, and the pressure differential is realSoft-close or a door closer, and a positive latch
Glass balustradeWind load is a structural calculation, not a guessEngineered fixings and, at exposed heights, a laminated specification

Every penthouse client wants the terrace open and the view unbroken. Two summers later they ask for shade and a wind break, and doing that retrospectively costs three times what it would have at design stage.

Privacy, which arrives later

Penthouse owners frequently skip window treatment because there is nothing overlooking them. Two things change that. New towers get built, sometimes within three years, and what was an open view becomes a facing window. And glare, rather than privacy, is the real reason for a blind at height: unobstructed low western sun on the twenty-second floor is considerably harsher than the same sun at street level. Specify tracks and pelmet recesses even if the blinds are not fitted on day one; retrofitting a recessed track into a finished ceiling costs several times what building it in does, and the ceiling never quite matches afterwards.

Air conditioning at the top of a building

  • Size up, not across. A top-floor room with the same area and glazing as one three floors down needs roughly 15–25% more cooling capacity because of the roof gain. Using the same tonnage throughout the building is the commonest sizing error in a penthouse.
  • Zone the double-height volume separately. Cool air falls, so a shared system leaves the upper level warm and over-cools the lower one. Two zones with independent thermostats.
  • Plan the outdoor units before the terrace. Six to ten condensers need a position that is ventilated, serviceable, acoustically screened from the seating area and not on the view side. On a penthouse this is genuinely difficult and it is decided far too late on most projects.
  • Condensate has a long way to go. Route every drain with a verified fall to a terrace outlet, and do not run an upper-floor drain through a lower ceiling.
  • Consider a VRF system above about 2,500 sq ft. Fewer outdoor units, better part-load efficiency and individual room control, against a higher capital cost and a dependence on one service provider.
  • Insulate the roof first. Every rupee spent on over-deck insulation reduces the tonnage you have to buy and run for the next twenty years.

Frequently asked questions

What does a penthouse interior cost?+

₹2,310–₹6,690 per sq ft of carpet area for the interior, ex-GST, with the terrace priced separately at ₹1,200–₹1,900 per sq ft for a basic deck with drainage and lighting, ₹1,900–₹2,800 for a furnished outdoor room and ₹2,800–₹4,500 for a covered and serviced terrace.

Why is a top-floor flat hotter?+

Because the roof slab absorbs direct sun all day and radiates it downward. A top-floor room typically runs 3–6°C hotter than the same room a floor below. Over-deck insulation or a reflective terrace finish at ₹120–₹380 per sq ft of roof, plus a higher air-conditioning tonnage, are the two remedies and both belong in the initial budget.

Do I need a structural check for the terrace?+

Before specifying planters, stone paving, a water feature or a pergola, yes. Terraces typically have 3–5 kN/m² available and heavy planting beds or a plunge pool exceed that quickly. An engineer's assessment costs ₹25,000–₹80,000 and it is cheaper than discovering the limit afterwards.

Should a room with a good view be painted light or dark?+

Darker. A pale interior competes with a bright window and flattens the view; a mid to deep tone lets the window read as the brightest thing in the room, which is what makes the view feel present. Keep joinery on the view wall below 900 mm and put the tall storage on the internal walls.

What survives on a terrace at height?+

Heavy or fixed furniture, a structural pergola rather than a parasol, wind-tolerant planting in heavy pots with a wind break on the exposed side, and a storage box for cushions that will be used daily. Loose fabric, light furniture and free-standing umbrellas all fail within a season at the twentieth floor.

Do I need blinds if nothing overlooks me?+

For glare, yes, and for privacy eventually — new towers get built and an open view can become a facing window within a few years. Even if the blinds are not fitted on day one, build the recessed track and pelmet into the ceiling, because retrofitting a recessed track into a finished ceiling costs several times more and never matches.
