Ex-GST. Add 8–12% where there is no lift and material has to be hand-carried up a side stair. Rates here come from fit-outs Greenbox has delivered and billed, stated as a band and escalated to October 2026.
Worked example: 1,200 sq ft branch office, Borivali West
First floor above a retail row on the LT Road side, reached by a shared side stair with no lift. A regional insurance branch: a customer-facing counter area, four cabins, twelve open positions, a records room and a small pantry.
| Scope | ₹ lakh | Note |
|---|---|---|
| Strip-out and protection | 0.45 | Previous tenant's partitions removed; stair protected |
| Civil and blockwork | 1.05 | Records room; cabin walls; pantry |
| Partitions, glazing and doors | 3.10 | Four glazed cabins; a counter line with a security screen |
| Joinery — counter, workstations, storage | 5.90 | Twelve positions, a customer counter, a full filing wall |
| Flooring | 1.55 | Vinyl plank throughout |
| Ceiling and lighting | 3.05 | Grid ceiling, LED panels, feature lighting over the counter |
| Electrical, DB and small power | 2.05 | New sub-DB, UPS to the counter positions and the server |
| Air conditioning | 1.80 | Four split units with concealed ducting; condensers on the rear ledge |
| Fire detection and extinguishers | 0.45 | Detection loop and extinguishers to the layout |
| Data and network | 0.42 | Structured cabling and a wall-mounted rack |
| Pantry and washroom | 0.22 | Pantry; existing washroom refurbished |
| Painting and signage | 0.16 | Full suite plus internal brand signage |
| Project management | 0.20 | Short programme, single point of contact |
| Total, ex-GST | 20.40 | ₹1,700 per sq ft carpet |
Add 18% GST. The hand-carry up the side stair is inside the joinery line here; on a first floor it is manageable, on a third it would add another 4–5%.

Small suites, done properly, in six to eight weeks
Three constraints, honestly stated
- No lift, in most of the stock. Material goes up a side stair, which caps panel size at roughly 1,850 mm and means everything is assembled in the suite. It adds 8–12% to the joinery line and two to three days to installation. On a second or third floor it is the biggest single variable in the price.
- Nowhere to unload. SV Road, LT Road and Chandavarkar Lane are parked solid from early morning and the traffic police move vehicles on. Deliveries arrive before 7am and the vehicle is away within twenty minutes. This is the same constraint that governs residential work here, and it is just as unnegotiable.
- Retail below means restricted noisy hours. Shops open at 10.30 or 11 and object, reasonably, to drilling above their customers. Core cutting and demolition run early morning or on the retail row's weekly closure day where there is one. We agree it with the building before mobilising.
When we tell clients to look elsewhere
If the brief is a floor of more than about 4,000 square feet, a single-tenant plate, a building with a goods lift and a landlord who can provide base air conditioning and a fire loop, Borivali does not have it and we will say so. The nearest genuine options are the Link Road parks in Malad, eight kilometres south, or the Nesco and Commerz buildings in Goregaon East. What Borivali does very well is the 800 to 2,500 square foot suite for a business whose staff and customers are local: the rent is a third of Malad's, the programme is short, and the commute for a Borivali-resident team is measured in minutes. That is a real advantage and it is the reason this market exists.
One thing worth adding about cost per seat, because small-suite clients rarely have a benchmark. At 80 to 100 square feet per person, a Borivali suite works out at ₹1.1 to ₹1.9 lakh per seat all-in, ex-GST, including construction, services, joinery and workstations but excluding IT hardware. That is roughly half what the same specification costs on a small floor in the city, and the gap is almost entirely rent and landlord regime rather than the fit-out itself.

Frequently asked questions
Can we find a 10,000 square foot floor in Borivali?+
Not realistically, and we would rather say so than walk you through a search that ends badly. The suburb's commercial stock is small suites above retail and modest podium floors. For a single plate of that size the nearest genuine options are the Link Road parks in Malad or the Nesco and Commerz buildings in Goregaon East.
Our suite is on the third floor with no lift. How much does that add?+
Around 8–12% on the joinery and material lines, and two to three days on installation. It also caps panel sizes at roughly 1,850 mm, so storage walls come as modules and any glazing above 2.1 metres has to be reconsidered. We measure the stair before quoting rather than after.
Do we need a fire detection system in a small office?+
You need detection and extinguishers appropriate to the occupancy, and in a building with retail below you should want them regardless of what is strictly enforced. On 1,200 square feet it is around ₹45,000 — a small figure against the consequences, and the item most often quietly dropped from a cheap quotation.
How quickly can a Borivali office be ready?+
Six to eight weeks for a suite under 2,000 square feet, assuming the landlord hands over on time and there is no change of user to resolve. There is little to coordinate — no landlord commissioning agency, no goods lift booking, no base systems to re-zone — which is genuinely the advantage of a small market.
Is air conditioning our responsibility?+
In almost every Borivali building, yes. Split units with concealed ducting are the norm, and the condenser position needs the society's or landlord's agreement before the ceiling is designed. It is roughly 9% of a small fit-out and it is the item that most often forces a late redesign when it is left unresolved.
