Where offices actually sit in Bandra West
Converted bungalow floors
Pali Hill, Perry Cross Road, Union Park, Chapel Road. One or two floors of a 1960s–70s house, often with a garden or terrace. Beautiful, awkward, and structurally residential.
Ground floors of co-operative buildings
Off Hill Road, Turner Road and the Linking Road lanes. Street access, shopfront glazing, and a society committee living directly above your ceiling.
Small commercial blocks
Linking Road, Waterfield Road and SV Road. Purpose-built but old — four to six floors, one lift, and a lobby that has not been touched since the building went up.
Co-working floors
A handful of operators on SV Road and Linking Road. Landlord fit-out done; what we do here is a private suite inside someone else's shell.
The change-of-user question, asked first
If the premises are recorded as residential, running a registered office from them is a licensing question before it is a design question. There are two separate consents and confusing them costs months.
| Consent | Who grants it | What it turns on | Typical time |
|---|---|---|---|
| Change of user, residential to commercial | BMC ward office | Zoning, road width, the building's occupancy certificate | 8 – 16 weeks |
| Society or landlord permission | Managing committee or owner | Footfall, parking, working hours, noise | One committee meeting to three |
| Shops and Establishments registration | Maharashtra labour department | Headcount and premises address | 1 – 3 weeks, online |
| Fire compliance for the occupancy | BMC fire brigade, for larger premises | Floor area, occupancy load, escape route | Varies; scope-dependent |
We do not file these on your behalf, but we will not start a fit-out without seeing them, because a stopped site in a residential building is very hard to restart.

Working offices inside residential buildings
Constraints that shape a Bandra West office
- You are a tenant in somebody's home. In a converted floor there are residents above, below or both. Acoustic isolation to the party slab is not a refinement here, it is the thing that keeps you in the building. We specify a resilient underlay, a perimeter isolation break and soft closers on every door as standard, and we do not schedule impact work before 10am.
- Sanctioned load is domestic. A converted flat typically has 5–8 kW sanctioned. Twenty-eight workstations, a VRF system, a server and an edit suite need 22–30 kW. The load enhancement application to the utility runs in parallel with the fit-out and takes longer than the fit-out does, so it goes in on day one.
- Structure is masonry, not frame. A 1960s Bandra bungalow carries load in its walls. Opening up an office-plan layout means framed openings and a structural engineer's drawing, not a demolition crew with a hammer.
- There is no service lift and often no lift at all. Ceiling boards, glazed partitions and 2.4 m desk tops come up a residential staircase. Glazing is ordered in a panel size that turns the half-landing; anything larger has to be craned from the road, which needs a police permission and a Sunday.
- Parking will not be solved by the design. Bandra West offices lose staff over parking. We plan for a two-wheeler stack in the compound, a pick-up bay marking and secure storage for helmets, because that is the honest answer here.
What we would put the money into
In a small client-facing office the first six metres does most of the work. We typically weight the budget roughly 40% to the front third — entrance, reception, client meeting and the corridor they walk — 45% to the working floor, and 15% to back of house. Reversing that, which many fit-outs do, produces a good workroom that nobody wins a pitch in.

Frequently asked questions
Can I run an office from a residential flat in Bandra West?+
Only with a change of user from the BMC ward office and written permission from the society or landlord. They are separate consents and the society one is often harder, because the committee is thinking about footfall, parking and the lift. We ask to see both before mobilising; a fit-out stopped by a complaint in a residential building can take months to restart.
How much electrical load does a small Bandra West office need?+
Budget roughly 0.9–1.2 kW per workstation once air conditioning, lighting and equipment are counted, plus the server and any edit or studio load. For 28 desks that is 22–30 kW against a domestic sanctioned load of 5–8 kW. The enhancement application is the longest-lead item on the whole project.
Will the neighbours complain about an office in the building?+
They will if you let them. The two complaints that actually arrive are noise through the floor and people on the staircase. We answer the first with a resilient underlay and a perimeter isolation break at construction stage, and the second with a fixed entry point, a visitor protocol and soft closers throughout. Both are cheaper to build than to retrofit.
Can you work around a load-bearing wall in a converted bungalow?+
Yes, with a structural engineer's drawing and a framed opening. What we will not do is open a masonry wall on a carpenter's judgement. On our Perry Cross Road project two openings were framed in steel, which cost ₹1.4 lakh of a ₹47.3 lakh project and made the open studio plan possible.
How long does a Bandra West office fit-out take?+
Ten to fourteen weeks on site for a 2,000–3,000 sq ft floor. The programme risk is not the building work — it is the electrical load enhancement and, where applicable, the change of user, both of which should be started weeks before we mobilise.
