Where commercial space is, and what it suits
| Location | What trades well | Typical unit | The catch |
|---|---|---|---|
| Linking Road | Fashion, footwear, accessories, quick-service | 350 – 1,200 sq ft | No loading access; footpath is hawker-occupied |
| Hill Road and Waterfield Road | Cafés, bakeries, boutiques, opticians | 500 – 1,800 sq ft | Narrow frontage, residents directly above |
| Pali Naka and Pali Hill | Restaurants, bars, speciality retail, wellness | 900 – 3,000 sq ft | Late-night licensing and neighbour sensitivity |
| Carter Road promenade | Cafés, fitness, clinics | 700 – 2,500 sq ft | Salt exposure on anything facing the water |
| Chapel Road and Ranwar | Small studios, galleries, speciality food | 250 – 900 sq ft | Conservation precinct — the shopfront is not yours to redesign |
Exhaust: the drawing that decides the deal
A commercial kitchen in a residential building needs the vitiated air to reach roof level, and every metre of that duct crosses somebody's flat, balcony or elevation. We draw the exhaust route before the seating plan, because a scheme that cannot discharge is not a scheme.
- Rear-shaft discharge to roof level is the only route most Bandra West societies will accept. It needs a continuous duct run, an inline fan with an acoustic enclosure, and a scrubber or electrostatic precipitator at the outlet — budget ₹4.5–₹9 lakh for a mid-size kitchen.
- Front or side elevation discharge is refused almost everywhere here, and where it exists it predates the current committee. Do not price a scheme on it.
- Grease and odour are separate problems. A precipitator handles grease; odour needs carbon or a UV stage after it. Skipping the second one is the single most common reason a café gets a society complaint in month three.
- Fresh-air make-up is not optional. Extracting 4,000 CMH without supplying it pulls conditioned air out of the dining room and pulls smells back in through the front door.
- Noise at the outlet is measured by the resident above it. An acoustic enclosure and an anti-vibration mount cost about ₹1.2 lakh and prevent a dispute that can cost a lease.
Worked example: 1,600 sq ft café with a full kitchen, Pali Naka
| Scope | ₹ lakh | Detail |
|---|---|---|
| Civil, levelling, waterproofing and drainage | 5.8 | New floor traps and grease interceptor; the slab was never built for it |
| Kitchen civil, exhaust duct and air handling | 9.2 | Rear-shaft duct to roof, precipitator, carbon stage, make-up air |
| Joinery — counter, back-bar, seating, display | 8.1 | Solid-surface counter, upholstered banquettes, BWP throughout |
| Electrical, three-phase distribution and load | 5.4 | 62 kW sanctioned load; the existing supply was 11 kW |
| HVAC for the dining room | 4.6 | Ducted split with fresh-air introduction |
| Ceiling and lighting | 3.9 | Exposed and painted over the bar, plastered over the seating |
| Flooring | 3.3 | Anti-slip porcelain in the kitchen, terrazzo in the dining room |
| Shopfront and external works | 2.7 | Within the approved envelope — no projection, no new opening |
| Two washrooms | 1.8 | One accessible, both with independent exhaust |
| Management, licensing coordination and contingency | 1.6 | Includes the society file and the fire consultant's input |
| Total, ex-GST | 46.4 | ₹2,900 per sq ft on 1,600 sq ft |
Add 18% GST. Kitchen services and exhaust are ₹9.2 lakh — 20% of the build — and they are the first thing an inexperienced quotation underestimates.

Commercial fit-out inside residential buildings
The licensing file, which runs alongside the build
| Licence or consent | Issued by | Typical lead time | Depends on |
|---|---|---|---|
| Shop and establishment registration | Maharashtra labour department | 1 – 3 weeks | Premises address and headcount |
| Eating house licence | Mumbai police | 6 – 14 weeks | Premises, fire and health clearances |
| FSSAI registration or licence | Food authority | 3 – 8 weeks | Kitchen layout and water testing |
| Fire NOC for the occupancy | BMC fire brigade | 4 – 12 weeks | Escape routes, suppression, kitchen hood system |
| Society or landlord NOC | Managing committee | One to three meetings | Exhaust route, hours, footfall, waste |
| Music or performance licence | Police and copyright societies | 4 – 10 weeks | Sound levels and closing time |
Indicative. We do not file these for you, but the fit-out drawings are prepared so that each application is supported rather than contradicted by what is being built.
Two constraints that shape construction
- You build inside a residential block's hours. Ten to six, no Sundays, and no impact work during school drop-off in the Hill Road lanes. A retail fit-out that would take five weeks in a mall takes eight here, and the programme has to say so rather than discover it.
- The footpath is not yours. On Linking Road and much of Hill Road there is no loading bay, no standing space and an established hawker presence. Material arrives before 8am, barricading must not project, and anything that needs a crane or a long vehicle needs a police permission and a Sunday morning.

Frequently asked questions
Can I open a restaurant kitchen in a Bandra West residential building?+
Only with an exhaust route the society will accept, which in practice means a continuous duct up the rear shaft to roof level with a precipitator and a carbon or UV odour stage. Front and side elevation discharge is refused almost everywhere here. Get the exhaust route agreed in writing before you sign the leave-and-licence agreement, not after.
How long does licensing take for a Bandra West cafe?+
The eating house licence is the long pole at six to fourteen weeks, with fire and health clearances feeding into it, and FSSAI at three to eight. Start all of them the week you sign. A build can be finished and a unit can still sit dark for two months waiting on a file that should have been opened in week one.
What is the realistic fit-out cost for a small Bandra West shop?+
A 500 sq ft fashion or accessories unit with no kitchen and no heavy services runs ₹2,000–₹2,600 per sq ft, so ₹10–₹13 lakh ex-GST including shopfront, lighting, flooring, display joinery and a cash counter. Add air conditioning and a stockroom fit and it moves toward the upper end.
Do I need a fire NOC for a small commercial unit?+
Whether the brigade requires a formal NOC depends on area and occupancy, but you should build to the standard regardless: two-way escape where the area justifies it, a kitchen hood suppression system in any F&B unit, emergency lighting, extinguishers on a maintained schedule, and no combustible lining on escape routes. Insurers ask the same questions the brigade does.
Can I change the shopfront in the Chapel Road area?+
Not freely. Chapel Road, Ranwar and the surrounding lanes sit in a conservation precinct where the street elevation, window openings and external colour are controlled. Interiors are open to you. We design precinct units to work with the existing opening rather than proposing a new frontage that will not be approved.
