Panel specification and rates
| Panel | Thickness | Rate (₹/sq ft installed) | Where it fits |
|---|---|---|---|
| Plain white, tongue and groove | 7 – 8 mm | ₹60 – 85 | Bathrooms, utility, service passages |
| Printed woodgrain or marble effect | 8 mm | ₹75 – 110 | Balconies, servant rooms; visually dated indoors |
| Laminated high-gloss panel | 8 – 10 mm | ₹95 – 130 | Small bathrooms where reflectance helps |
| Fire-retardant grade panel | 8 mm | ₹95 – 140 | Commercial back-of-house, where permitted |
| Aluminium or GI framing | — | Included above | Never use timber battens in a wet area |
No painting, no putty and no drying time, so the installed rate is the finished rate — unlike gypsum, where painting is extra.
The four rooms where it is the correct choice
- Bathrooms. Steam, splash and the occasional leak from the flat above. PVC does not stain, sag or grow mould, and a panel lifts out for access to a concealed cistern or a drain trap.
- Utility areas and washing machine platforms. Constant humidity and no aesthetic requirement to speak of.
- Covered balconies. Wind-driven rain kills gypsum; PVC ignores it. Use a UV-stable grade if any sun reaches it.
- Service passages and servant rooms. Fast, cheap, washable and easy to remove when a plumber needs to get at a stack.
Why it is wrong in a living room
We are asked about this regularly, usually because a contractor has quoted a whole-flat PVC ceiling at half the gypsum price. The objections are not snobbery.
- The panel joints are visible as continuous lines every 200–300 mm. In a large room under daylight they read as a corrugated surface, and no amount of careful setting out hides them.
- The surface is plastic and reflects light in a way that reads as cheap under warm lamplight. A gypsum ceiling painted matt white does not.
- It cannot carry a recessed light neatly, and it cannot form a cove or a bulkhead. Concealed perimeter lighting — the main reason most flats have a false ceiling at all — is not achievable.
- Panels sag between supports over time if the frame centres are too wide, which in a large room they usually are.
- Resale perception: a PVC living-room ceiling reads as a budget fit-out to any buyer or valuer.
Fire, Mumbai buildings and ventilation
- Fire. Standard PVC panel is combustible and produces dense smoke and burning drips. Many Mumbai commercial landlords prohibit it in their fit-out manuals, and it should never be used in a corridor, lobby or escape route. If PVC is being used in a commercial back-of-house area, specify a fire-retardant grade and check the landlord’s rules first.
- Ventilation. A sealed PVC ceiling over a bathroom with a weak exhaust fan traps humid air in the void. Leave a ventilation gap or a grille panel, and make sure the exhaust discharges to the duct, not into the ceiling void.
- Heat. On a covered balcony in direct afternoon sun, non-UV-stable panel yellows and becomes brittle within three to four years. Specify UV-stable grade for anything with sun exposure.
- Access. This is the underrated advantage. In an old Mumbai building where the drain stack runs through the bathroom ceiling, a removable panel ceiling saves a demolition every time there is a leak.
Care, life and BOQ wording
- Wipe with a damp cloth and mild detergent. No solvents — they craze the surface.
- Expected life: 10–15 years in a bathroom, less on a sun-exposed balcony without UV-stable grade.
- BOQ: “Ceiling in 8 mm PVC tongue-and-groove panel, fire-retardant grade, on GI or aluminium framing at 600 mm centres; timber battens not permitted.”
- BOQ: “Minimum two removable access panels per bathroom, at the concealed cistern and at the drain trap.”
- BOQ: “Exhaust fan ducting to discharge into the building shaft, not into the ceiling void; ducting sealed at both ends.”

Frequently asked questions
Is a PVC ceiling safe?+
Standard PVC panel is combustible, produces heavy smoke and can drip when burning. In a domestic bathroom with no ignition source the practical risk is low, but in commercial premises, corridors and escape routes it should not be used. Fire-retardant grade is available and should be specified for anything beyond a home bathroom.
Why do PVC ceilings look cheap?+
Because of the joint lines every 200–300 mm and the plastic sheen. In a 6 ft wide bathroom neither is noticeable. In a 14 ft living room both are, which is why the material gets its reputation from installations that should never have happened.
Can I fit recessed lights in a PVC ceiling?+
Surface-mounted fittings and slim panel lights, yes. Deep recessed downlights, not well — the panel is thin, the void is shallow and the cut-out has no structural edge. If your lighting scheme needs recessed fittings, use gypsum.
Does a PVC ceiling need painting?+
No, and that is part of its appeal. The finish is the panel. There is no putty, no primer, no paint and no drying time, so a bathroom ceiling goes up and is finished in one day — useful in an occupied flat.
How long does a PVC ceiling last in a Mumbai bathroom?+
Ten to fifteen years. What eventually ages it is discolouration from cleaning products and slight sagging between frame members. Because individual panels can be replaced, a tired ceiling can be partially renewed rather than demolished.
