The buildings of Pune
Pune is not a Mumbai suburb and we do not treat it as one. The housing runs from Peth wadas in the old city through Kothrud and Karve Nagar's established stock to the IT-corridor townships at Baner, Balewadi and Hinjewadi, and the building culture, the trades and the climate all differ from the coast.
IT-corridor townships
Baner, Balewadi, Wakad and Hinjewadi. Post-2010 gated development with fit-out manuals, service lifts and a young, mobile owner base.
Kothrud and Karve Nagar
Established 1990s–2000s co-operative and builder stock. Conventional layouts, stable societies, and owner-occupiers doing a home once.
Koregaon Park and the bungalow belt
Older low-rise, bungalows and plotted houses with mature gardens. Structural freedom and full civil scope.
Old city wadas and Peth housing
Traditional courtyard houses in the Peths. Timber structure, stone plinths and a conservation-minded brief.

Pune rates are 20 to 30% below comparable Mumbai suburbs, and it is not a thinner specification. Local labour is cheaper, sites are easier to access, working hours are longer and material handling is a fraction of what a Mumbai tower demands. The board grades and hardware brands we use are identical.

Design and build under one accountable roof in Pune
What a Pune survey usually turns up
- The climate changes the material schedule. Away from wet areas, MR-grade board is genuinely adequate in Pune where it would be negligent in Mumbai. Conversely, the temperature swing moves solid timber more, so wide solid panels need proper allowance for expansion.
- We run a resident supervisor, not weekly visits. A site 150 kilometres away cannot be managed by dropping in. Our Pune projects have a supervisor on site daily and the design team visits at fixed milestones — survey, setting out, first fix, joinery installation and snagging.
- Two corporations, different rules. PMC covers the older city and Kothrud; PCMC covers Pimpri, Chinchwad and parts of the northern corridor; the Hinjewadi IT belt has its own arrangements. Debris and permission routes differ.
- Local stone is good and cheap. Basalt and Shahabad are quarried nearby and cost a fraction of what they do at a Mumbai yard. We use them where they suit rather than importing a Mumbai material palette.
- Township fit-out manuals are the norm on the corridor. The Baner, Balewadi and Hinjewadi estates run written rules, deposits and lift bookings much as Thane and Navi Mumbai do.
Moving material in Pune
We programme the following into the schedule before we quote, because retro-fitting them into a running job is what causes the delays people complain about.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Distance | 150 km from our Mumbai workshop | Resident site supervisor daily; design team at fixed milestones |
| Jurisdiction | PMC, PCMC and the IT-belt arrangements all differ | Correct authority established in week 0 for debris and permissions |
| Local materials | Basalt and Shahabad quarried nearby and priced accordingly | Local stone used where it suits; only joinery imported from the workshop |
| Township rules | Fit-out manuals and deposits on the corridor estates | Filed in week 0; deposit tracked through to release |
The spec we write here
What gets specified here is decided by the walls, the air and the society bye-laws, in that order.
| Element | What we specify | Why, here |
|---|---|---|
| Carcass | MR-grade acceptable away from wet areas; BWP in kitchen and bathrooms | Pune's dry climate does not demand marine ply throughout |
| Solid timber | Expansion allowance on wide solid panels | The seasonal temperature swing moves timber more than the coast does |
| Hardware | Hettich and Ebco as in Mumbai; no marine grade needed | There is no salt exposure at all |
| Stone | Local basalt and Shahabad where the design suits | Quarried nearby at a fraction of Mumbai yard prices |
| Glazing | Thermal performance worth considering on west elevations | Afternoon heat gain is a real comfort issue here, unlike in Mumbai |
Programme for a Pune project
- Week 0 — survey, jurisdiction, supervision setupMeasure, establish which authority governs, file any township paperwork, and put the resident supervisor in place before work starts.
- Weeks 1–3 — design and BOQLayouts and 3D views, with a material schedule written for Pune's climate rather than copied from a coastal project.
- Weeks 4–5 — strip-out and first fixDemolition and services, supervised daily with a design visit at setting out.
- Weeks 6–11 — joinery and finishesWorkshop joinery delivered in consignments; local stone and civil trades on site.
- Weeks 12–13 — completion and handoverPaint, hardware, lighting, clean, a design-team snagging visit and handover.
Owners we have worked for in Pune
They did not just copy a Mumbai spec across. The board grades were explained, the marine hardware was left out and the saving was real.
A supervisor on site every day for three months and the design team when it mattered. At that distance that is the only model that works.
Pune is a genuinely different market and the honest version of working here is cheaper, drier and managed differently. Anyone quoting it as Mumbai-minus-a-discount has not thought about the climate.

Frequently asked questions
What do interior designers charge in Pune?+
₹1,460–₹2,620 per sq ft of carpet area, ex-GST. A 650–900 sq ft 2BHK is ₹9.5–13.1 lakh at an essential finish and ₹17.0–23.6 lakh at luxury. That is 20 to 30% below a comparable Mumbai suburb, on an identical material schedule.
Why is Pune cheaper than Mumbai for the same specification?+
Labour rates, site access and working hours. A Pune site can usually be reached by vehicle, worked for longer hours and supplied without lift bookings or carry-in crews. The plywood grades, the hardware brands and the workmanship standard are the same; what falls away is the cost of Mumbai's logistics.
Do you use different materials in Pune?+
Yes, and deliberately. Away from wet areas, MR-grade board is genuinely adequate in Pune's dry climate where it would be negligent in Mumbai, and there is no case at all for marine-grade hardware. Conversely, the seasonal temperature swing moves solid timber more, so wide solid panels get a proper expansion allowance.
How do you supervise a project 150 kilometres away?+
With a resident supervisor on site every working day and the design team visiting at fixed milestones — survey, setting out, first fix, joinery installation and snagging. Weekly drop-in visits do not work at this distance and we do not pretend otherwise. Daily photographic reporting goes to you regardless of where you are.
Which authority governs my Pune project?+
PMC for the older city and Kothrud, PCMC for Pimpri, Chinchwad and parts of the northern corridor, and separate arrangements in the Hinjewadi IT belt. Debris disposal and permission routes differ between them. We establish which applies in week zero, because it determines the paperwork before demolition can start.
