Stock and layouts in Prabhadevi
Prabhadevi runs from the sea at Cadell Road across to the temple and the Dadar boundary. The western strip is sea-facing towers and older co-operatives with a direct salt load. The eastern side, around Siddhivinayak and Gokhale Road, is older Marathi co-operative housing and mill-land conversions with a very different price and a very different logistics problem.
Sea-facing towers, Cadell Road
1990s onward high-rise looking west over the water. Large layouts, service lifts, formal fit-out rules, and the most severe salt and wind exposure in this list after Colaba.
Older sea-side co-operatives
1960s–80s buildings on the western strip. Good proportions, ageing services and visible corrosion on every exposed metal element.
Siddhivinayak and Gokhale Road
Older Marathi co-operative housing inland of the temple. Compact, conservative, and cheaper than the sea frontage by a wide margin.
Mill-land conversions
Redevelopment towers on the Dadar and Lower Parel side, with developer manuals and post-tension slabs.
Rates and worked totals in Prabhadevi
Our Prabhadevi band is ₹2,860 to ₹4,810 per sq ft of carpet area. The table is arithmetic, not a brochure — each cell is the rate times the area printed beside it. The rates come from homes we have finished and invoiced, brought to October 2026.
| Configuration | Typical carpet area | Essential ₹2,860/sq ft | Premium ₹3,830/sq ft | Luxury ₹4,810/sq ft |
|---|---|---|---|---|
| 2BHK (inland co-op) | 650–880 sq ft | ₹18.6 – 25.2 L | ₹24.9 – 33.7 L | ₹31.3 – 42.3 L |
| 2BHK (sea-facing) | 900–1,200 sq ft | ₹25.7 – 34.3 L | ₹34.5 – 46.0 L | ₹43.3 – 57.7 L |
| 3BHK (sea-facing) | 1,400–1,900 sq ft | ₹40.0 – 54.3 L | ₹53.6 – 72.8 L | ₹67.3 – 91.4 L |
| 4BHK / duplex | 2,200–3,000 sq ft | ₹62.9 – 85.8 L | ₹84.3 L – ₹1.15 Cr | ₹1.06 – 1.44 Cr |
Rates are ex-GST (18% on top) and cover design, materials, joinery, electrical, false ceiling and painting. Appliances and movable furniture are quoted separately. Calculator here.
Full marine specification on the sea frontage adds 9 to 12% over an equivalent inland flat: SS 316 throughout, epoxy-primed metalwork on every face, marine-grade plywood everywhere, and a paint system rated for coastal exposure. It is included in the sea-facing rates above rather than bolted on later.

Design and build under one accountable roof in Prabhadevi
Conditions specific to Prabhadevi
- Sea exposure here is direct and unmitigated. Nothing stands between Cadell Road and the water. SS 316 on every exposed fitting, epoxy primer on all metalwork including concealed faces, BWP with all six faces sealed, and no brass or mild steel anywhere in the flat.
- Wind load on high floors is a design input. Above the fifteenth floor the sea wind is sustained and strong. Sliding systems need heavier sections and sealed stainless rollers; anything cantilevered on a balcony is fixed for uplift as well as weight.
- Siddhivinayak crowd days close the roads. Tuesdays, Sankashti days and the festival calendar make the temple-side approach impassable to a delivery vehicle. Those dates come out of the delivery programme at the start.
- Coastal road works have changed the western approach. Access and parking along the sea frontage shift with the construction. Routes are confirmed the week of, not assumed from last quarter.
- Balcony glazing is frequently refused. Sea-facing societies here protect the elevation and turn down enclosures routinely. We design for an open balcony that works in the wind rather than assuming permission that will not come.
The delivery problem in Prabhadevi
What follows is not boilerplate — it is the four constraints we have actually hit on jobs in this pocket.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Temple calendar | Tuesdays, Sankashti and festival days close the approach | Those dates removed from the delivery programme at the outset |
| Coastal works | Sea-frontage access and parking change with construction | Route and unloading point confirmed the week of each delivery |
| Wind | Sustained sea wind on high floors | Heavier glazing sections; uplift fixings on balcony elements |
| Corrosion | Direct salt load on the western frontage | Full marine schedule; no brass or mild steel permitted on site |
Materials and hardware for a Prabhadevi flat
The material schedule below is written for this micro-market, and we will explain any line of it on site.
| Element | What we specify | Why, here |
|---|---|---|
| Hardware | SS 316 throughout on sea-facing flats; no exceptions | Direct salt exposure destroys lesser grades within two years |
| Metalwork | Epoxy primer on all faces, including concealed and internal | Corrosion begins on the surface nobody inspects |
| Carcass | BWP everywhere, all six faces sealed, on the western strip | Salt-laden humidity penetrates unsealed edges |
| Glazing | Heavier sections with sealed stainless rollers above the 15th floor | Standard sliders bind and fail in sustained wind |
| Paint | Coastal-rated exterior-grade system on external walls | Ordinary emulsion chalks within eighteen months here |
Sequencing a Prabhadevi job
- Week 0 — survey, corrosion audit, calendarMeasure, photograph every existing metal element and its condition, and mark the temple and festival dates onto the programme before anything else is planned.
- Weeks 1–3 — design, glazing schedule, BOQLayouts and 3D views with a separate glazing and metalwork schedule, since those lead times and specifications drive the rest.
- Weeks 4–6 — strip-out, metalwork, first fixDemolition, removal and replacement of corroded metal, then electrical and plumbing.
- Weeks 7–13 — joinery, glazing, ceilingMarine-grade joinery installed; glazing is usually the critical path item.
- Weeks 14–16 — finishes and handoverCoastal paint system, hardware, lighting, clean and snagging.
Two Prabhadevi clients, in their words
Everything metal in the previous fit-out had rusted in four years. They specified 316 throughout and primed the inside of every section. Different flat.
They planned the whole delivery schedule around Tuesdays. Nobody had ever mentioned the temple to us and we have lived here thirty years.
Prabhadevi is a salt-air specification wearing an expensive view. The metallurgy and the glazing decide whether the flat still looks like this in five years; everything else is taste.

Frequently asked questions
What is the interior design cost in Prabhadevi?+
₹2,860–₹4,810 per sq ft of carpet area, marine specification included. A 1,400–1,900 sq ft sea-facing 3BHK is ₹40.0–54.3 lakh at an essential finish and ₹67.3–91.4 lakh at luxury, ex-GST. Inland flats near Gokhale Road sit at the lower end of the band.
Is full marine specification really necessary on Cadell Road?+
Yes. There is nothing between those buildings and the open water, and we routinely see chrome pitted and mild steel rusted through within two to three years. SS 316 on every exposed fitting, epoxy primer on all metal faces including concealed ones, and BWP sealed on all six faces. It adds 9 to 12% and it is the difference between a five-year flat and a fifteen-year one.
Why do Tuesdays matter for a Prabhadevi project?+
Siddhivinayak draws very large crowds on Tuesdays, Sankashti days and through the festival calendar, and the approach roads become impassable to a delivery vehicle. We mark those dates onto the programme at the start and schedule around them. A studio that discovers this in week four loses days it will try to make up elsewhere.
Can I enclose my sea-facing balcony?+
In most of the western-strip societies, no — the elevation is protected and enclosures are routinely refused. We design the balcony to work open instead: wind-tolerant furniture, stainless fixings rated for uplift, and drainage that copes with driven rain. It is a better outcome than a glass box that would have to come down.
Do sliding doors need special hardware here?+
Above roughly the fifteenth floor, yes. Sustained sea wind deflects standard aluminium sections enough to bind the panels and destroy the rollers within a couple of years. Heavier sections with sealed stainless rollers cost more at installation and remove the problem permanently.
