Inside the Matunga housing market
Matunga East around Five Gardens was laid out in the 1920s as co-operative housing for a professional middle class, and a great deal of it is still owned by the same families. Matunga West toward King's Circle is denser and more commercial. The two share a building stock of the same era and a very different attitude to changing it.
Five Gardens co-operatives
1920s–1930s, three and four storeys around the garden squares. Generous rooms, high ceilings, in-situ mosaic, cast-iron drainage and no lifts in most.
King's Circle and Matunga West
Denser 1930s–50s buildings with commercial ground floors, smaller flats and looser attitudes to alteration.
Post-war co-operatives
1950s–70s infill blocks. Plainer, with lifts in some, and services from the period.
Institutional neighbourhood stock
Housing around the colleges and the temple precinct, with student and faculty tenancies and a practical brief.
Site conditions in Matunga
- Termite risk is real and the tree cover is why. Mature trees, permanent shade and old timber in the buildings. We anti-termite treat the substrate before any joinery is fixed and we do not use softwood framing anywhere in the flat.
- Cast-iron drainage is at the end of its life. Ninety-year-old stacks corrode from the inside. We camera them during the survey where access allows and quote replacement as a visible line.
- Pre-war wiring cannot be extended, only replaced. The original circuits in Five Gardens flats are rubber or cloth insulated in places. There is no partial fix worth doing; the flat gets rewired or it does not get new lighting.
- The precinct is protected in practice. Nothing externally visible — windows, balconies, AC units, grilles — changes without the society and, in several buildings, a written undertaking. The committees here are experienced and unsentimental about it.
- Shade slows every wet trade. Under that tree cover, plaster, paint and polish all cure slower than the city average. We build the extra days into the finishing sequence rather than forcing a second coat onto a damp first one.

The numbers for a Matunga flat
The working range in Matunga is ₹2,010–₹3,470 per sq ft. What moves a project up the range is almost never the layout — it is the finish schedule and how much of the existing services have to be replaced. These are rates we have billed on finished homes, brought up to October 2026.
| Home size | Carpet area here | Essential ₹2,010/sq ft | Premium ₹2,680/sq ft | Luxury ₹3,470/sq ft |
|---|---|---|---|---|
| 1BHK | 450–600 sq ft | ₹9.0 – 12.1 L | ₹12.1 – 16.1 L | ₹15.6 – 20.8 L |
| 2BHK (Five Gardens) | 750–1,000 sq ft | ₹15.1 – 20.1 L | ₹20.1 – 26.8 L | ₹26.0 – 34.7 L |
| 3BHK | 1,100–1,500 sq ft | ₹22.1 – 30.1 L | ₹29.5 – 40.2 L | ₹38.2 – 52.0 L |
| Full floor / combined | 1,700–2,300 sq ft | ₹34.2 – 46.2 L | ₹45.6 – 61.6 L | ₹59.0 – 79.8 L |
Rates are ex-GST (18% on top) and cover design, materials, joinery, electrical, false ceiling and painting. Appliances and movable furniture are quoted separately. Calculator here.
Two services items recur on almost every Matunga bill: cast-iron soil stack replacement within the flat at ₹70,000 to ₹1.6 lakh, and a full rewire at ₹90,000 to ₹2.1 lakh. In a 1920s building these are not risks to be priced as contingencies — they are the job, and the finishes are what is left over.
Logistics we programme against in Matunga
None of the following is exotic. All of it costs money or time, and all of it is cheaper to plan for than to discover.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Precinct control | No externally visible change without society agreement | Elevation left alone; internal solutions designed instead |
| Termite | Mature tree cover and old timber throughout | Substrate treated before joinery; no softwood framing anywhere |
| Services age | Cast-iron drainage and pre-war wiring | Both surveyed and quoted as visible lines, not contingencies |
| Curing time | Deep shade slows plaster, paint and polish | Additional days built into the finishing programme |
Why the Matunga spec differs
Below is the working spec we default to locally, with the reason attached to each line so you can argue with it.
| Element | What we specify | Why, here |
|---|---|---|
| Drainage | In-flat cast iron replaced in CPVC or SWR; stack camera-surveyed | Ninety-year-old pipe is beyond repair |
| Wiring | Full rewire; no partial extension of pre-war circuits | Rubber and cloth insulation cannot safely carry a new load |
| Timber | Hardwood or engineered framing only; anti-termite substrate treatment | Softwood in this environment is an invitation |
| Mosaic | Original in-situ floors ground and polished where sound | Better and cheaper than replacement |
| Ceilings | High slabs allow a designed ceiling without compressing the room | One of the few older stocks in Mumbai where this is true |
The Matunga timeline, week by week
- Week 0 — survey, stack camera, termite inspectionMeasure, camera the drainage, test the circuits, inspect for termite activity, and agree the untouchable elements with the society.
- Weeks 1–3 — design and BOQLayouts and 3D views, with drainage, rewiring and termite treatment shown as their own section of the bill.
- Weeks 4–7 — strip-out, services, treatmentThe substantive phase: old pipe and wiring out, new services in, substrate treated. Longer here than in most suburbs.
- Weeks 8–13 — joinery, floors, ceilingFloor restoration and new joinery together, with the ceiling closed after services are tested.
- Weeks 14–16 — finishes and handoverExtended curing allowance, then hardware, lighting, clean and snagging.
What the last two Matunga handovers were like
The rewire and the drainage were two-thirds of the bill and they said so at the start. The decorative part came last and cost the least, which is the right way round.
Termite treatment before any wood went in. Our previous wardrobes lasted six years. These will not have that problem.
In Matunga the honest quotation is mostly plumbing and wiring with some joinery at the end. A studio presenting you with mood boards before it has looked at the stack is selling the wrong thing.

Frequently asked questions
How much does a Matunga interior project cost?+
₹2,010–₹3,470 per sq ft of carpet. A 750–1,000 sq ft Five Gardens 2BHK is ₹15.1–20.1 lakh essential and ₹26.0–34.7 lakh at luxury, ex-GST. Add ₹70,000–₹1.6 lakh for soil stack replacement and ₹90,000–₹2.1 lakh for a full rewire, both of which most 1920s flats need.
Can pre-war wiring be partially replaced?+
No, and it should not be. The original circuits in Five Gardens flats use rubber or cloth insulation that has gone brittle, and extending them to carry a modern lighting and air-conditioning load is unsafe. Either the flat is rewired properly or the lighting design stays as it is. We will not do a half version of it.
Is termite treatment necessary in Matunga?+
Yes. The mature tree cover, permanent shade and ninety-year-old timber in the buildings make it one of the highest-risk pockets in the city. We treat the substrate before any joinery is fixed and use hardwood or engineered framing throughout. Softwood battening in a Matunga flat is a five-year decision, not a fifteen-year one.
What can I change externally in a Five Gardens building?+
In practice, very little. Windows, balconies, grilles and AC unit positions are all controlled by the society and the committees are experienced at refusing. We design the solution internally — acoustic secondary glazing behind the original casement rather than replacing it, for instance — which they accept readily.
Why does a Matunga project take fourteen to sixteen weeks?+
Because the services are the project. Replacing cast-iron drainage and rewiring a 1920s flat properly takes three to four weeks on its own, before any joinery starts. The deep shade also slows plaster and paint curing by two or three days a coat. Both are real; compressing either produces work that fails.
