Inside the Mahim housing market
Mahim is older than most of the suburbs around it and it shows in the buildings. Lady Jamshedji Road and the causeway carry 1930s and 1940s blocks with deep balconies and cement-tile floors; behind them are converted chawls and small co-operatives; at the western end is the koliwada, where the lanes are two metres wide and the houses are still owned by the families who built them.
Causeway and seafront Deco blocks
1930s–50s, three to five storeys, deep balconies, original cement-tile flooring and steel casement windows. Beautiful, salt-battered, and mostly without a lift.
Lady Jamshedji Road co-operatives
1960s–80s, six to ten storeys, workmanlike layouts. The most common renovation client in the suburb.
Converted chawls
Single-room tenements combined into 1 and 2BHKs. Shared walls, old timber elements, and pagdi tenancy in a share of them, which limits what can legally be altered.
Mahim koliwada
The fishing village. Narrow lanes, owner-built houses over two or three levels, and the most severe salt and humidity exposure in the suburb.
Rates and worked totals in Mahim
Our Mahim band is ₹1,950 to ₹3,350 per sq ft of carpet area. The table is arithmetic, not a brochure — each cell is the rate times the area printed beside it.
| Flat | Carpet area | Essential ₹1,950/sq ft | Premium ₹2,620/sq ft | Luxury ₹3,350/sq ft |
|---|---|---|---|---|
| 1BHK (chawl conversion) | 300–420 sq ft | ₹5.8 – 8.2 L | ₹7.9 – 11.0 L | ₹10.1 – 14.1 L |
| 2BHK (co-operative) | 560–780 sq ft | ₹10.9 – 15.2 L | ₹14.7 – 20.4 L | ₹18.8 – 26.1 L |
| 2BHK (Deco block) | 700–950 sq ft | ₹13.7 – 18.5 L | ₹18.3 – 24.9 L | ₹23.4 – 31.8 L |
| 3BHK | 1,000–1,350 sq ft | ₹19.5 – 26.3 L | ₹26.2 – 35.4 L | ₹33.5 – 45.2 L |
Rates are ex-GST (18% on top) and cover design, materials, joinery, electrical, false ceiling and painting. Appliances and movable furniture are quoted separately. Calculator here.
Marine specification adds roughly 6 to 9% across a Mahim project — SS 316 hardware, epoxy-primed metalwork, marine-grade plywood on external walls and anti-fungal primer. It is included in the rates above rather than added later, because in this suburb it is not optional.

Design and build under one accountable roof in Mahim
What a Mahim survey usually turns up
- Salt reaches the whole suburb. Mahim Bay is on one side and the Mithi mouth on the other. We use SS 316 on any hardware exposed to an opening, epoxy-prime all metalwork including the inside of window frames, and avoid brass and mild steel entirely.
- Steel casement windows are often original and often salvageable. The 1940s casements on the causeway blocks are better metal than modern replacements. Stripping, treating and re-glazing them costs less than aluminium replacement and keeps the building's proportions.
- Pagdi tenancy limits the scope. In converted chawls and some older blocks, the occupant is a tenant, not an owner. Structural changes and window replacements need the landlord, not just the society, and we check tenure before drawing anything that touches a wall.
- Mahim junction floods on a high tide with heavy rain. Ground floors near the causeway take water. Joinery goes on a raised plinth, electrical sockets sit at 450 mm minimum, and nothing porous is specified below knee height.
- Koliwada lanes are two metres wide. No vehicle enters. Material is head-loaded from a drop point on the main road, which is genuine labour and appears as such in the bill.
Logistics we programme against in Mahim
None of the following is exotic. All of it costs money or time, and all of it is cheaper to plan for than to discover.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Vehicle access | Causeway blocks reachable; koliwada lanes are foot-only | Drop point on the main road and head-loaded carry, priced by distance |
| Tide and rain | Mahim junction floods on a monsoon high tide | Material never stored at ground level; deliveries checked against the tide table in July–August |
| Lifts | Most Deco blocks have none; co-operatives have small retrofits | Knock-down joinery; heavy stone avoided above the second floor without a hoist |
| Tenure check | Pagdi tenancy in chawl conversions and some older blocks | Tenure confirmed before design; landlord consent obtained where required |
What we specify in Mahim
These are choices we make here that we would not necessarily make in a drier or newer part of the city.
| Element | What we specify | Why, here |
|---|---|---|
| Hardware | SS 316 on every exposed fitting; no brass, no MS | Salt from the bay pits lesser metals within eighteen months |
| Metalwork | Epoxy primer inside and out on all frames and railings | Corrosion starts on the unseen face of a section |
| Carcass | BWP throughout, no exceptions, sealed on all six faces | Ambient humidity here stays high year-round |
| Windows | Original steel casements restored where sound; aluminium only as replacement | 1940s casements outperform most of what would replace them |
| Electrical | Sockets at 450 mm minimum on ground and first floors | Causeway-side flooding reaches ankle height in a bad event |
Sequencing a Mahim job
- Week 0 — survey, tenure and salt assessmentMeasure, confirm whether the flat is owned or held on pagdi, assess the window condition, and photograph every metal element that will need treating.
- Weeks 1–3 — design, window schedule, BOQLayouts and 3D views alongside a separate schedule for the windows, since restoration and replacement have very different lead times and costs.
- Weeks 4–6 — strip-out, metalwork, first fixDemolition, then window restoration off site or in situ, then electrical and plumbing.
- Weeks 7–11 — joinery and ceilingBWP carcasses in knock-down form, assembled in place. Ceiling only after services are tested.
- Weeks 12–14 — finishes and handoverAnti-fungal primer, paint, hardware, lighting, clean and snagging.
Owners we have worked for in Mahim
They restored the casement windows instead of ripping them out. The quote was lower than the aluminium option and the flat still looks like the building it is in.
Everything was carried in by hand from the main road. They told us that up front and charged for it up front. No surprises.
The mistake in Mahim is treating it as a cheaper Bandra. It is an older, saltier, more tenanted suburb with better original detailing, and the projects that work here start by finding out what is already worth keeping.

Frequently asked questions
How much do interiors cost in Mahim?+
₹1,950–₹3,350 per sq ft of carpet area, marine specification included. A 560–780 sq ft co-operative 2BHK is ₹10.9–15.2 lakh essential and ₹18.8–26.1 lakh at luxury, ex-GST. Koliwada projects add a head-loading allowance for material carried in from the main road.
Do I need SS 316 hardware everywhere in Mahim?+
On anything exposed to an opening, a balcony or an external wall, yes. Salt reaches the whole suburb, not just the seafront. Inside a sealed wardrobe, SS 304 is adequate. We do not specify marine grade on internal drawer slides — that is a way of inflating a bill, not protecting a flat.
Can I replace the windows in a 1940s Mahim building?+
Physically yes, but consider restoring them instead. Original steel casements from that period are thicker section than modern aluminium and, once stripped, epoxy-primed and re-glazed, they will outlast a replacement. It also costs less. Where a frame is genuinely gone, we replace like-for-like in the same sight lines.
What is pagdi tenancy and how does it affect a renovation?+
It is a protected tenancy where you occupy but do not own. Internal finishing work is generally fine; structural changes, window replacements and anything affecting the building envelope need the landlord's written consent as well as the society's. We confirm tenure during the survey, before we draw a layout that may not be permitted.
Does Mahim flood?+
The junction and the causeway approach do, when a high tide coincides with heavy rain — typically two or three events a monsoon. On ground and first floors we raise joinery on a plinth, set sockets at 450 mm minimum and keep particle board out of the flat entirely.
