Interior Designers in Kandivali

Two planned neighbourhoods and a lot of 1990s builder stock, which between them make Kandivali the most predictable suburb to quote on the western line.

Housing stock in Kandivali

Most Mumbai suburbs are an accident of what got built when. Kandivali has two pockets that were actually planned — the Charkop sectors laid out by MHADA in the 1980s and Thakur Village and Thakur Complex developed on a grid from the 1990s — plus a wide band of ordinary builder towers around Mahavir Nagar and Poisar.

Charkop sectors 1–8

MHADA row housing and low-rise blocks, ground-plus-two, no lifts. Carpet areas of 280 to 520 sq ft and a floor plan that repeats street after street.

Thakur Village and Thakur Complex

1995-onward planned development in Kandivali East. Towers of eight to twenty-two storeys, working service lifts, organised societies and written fit-out rules.

Mahavir Nagar and Kandivali West

1990s and 2000s private buildings off Link Road. Mid-size 2 and 3BHKs, one lift usually doubling as goods lift.

Poisar and Akurli Road

Older, denser and cheaper, with several societies now in redevelopment discussions and owners deferring major work until they know the outcome.

Site conditions in Kandivali

  • The repeating plan is a genuine advantage. When a sector uses one layout across eighty flats, the kitchen dimension, the beam positions and the window heights are known. Fewer surprises at first fix means a tighter programme and a quote you can rely on.
  • Charkop row houses have no lift and a narrow internal stair. Ground-plus-two with a 750 mm stair width. Everything is knock-down, and a full-height wardrobe panel simply will not turn the landing.
  • Thakur societies are organised and formal. Written fit-out rules, refundable deposits of ₹15,000 to ₹40,000, ID cards for workers and two-hour goods lift slots. Easy to work with, provided the paperwork goes in on day one.
  • Metro 2A works reshape the Link Road approach. The viaduct construction and the associated road narrowing change the route into Mahavir Nagar and Charkop periodically. We confirm access rather than assume it.
  • Redevelopment uncertainty in Poisar changes the brief. Where a society is two years from a redevelopment vote, the sensible project is a light refresh, not a full-home build. We will say so, and we will quote it that way.

How a Kandivali estimate is built

Three finish levels cover almost everything we are asked to price in Kandivali: essential at ₹1,580, premium at ₹2,070 and luxury at ₹2,620 per sq ft of carpet.

Because the layouts repeat, we hold measured drawings for most Charkop sector types and the common Thakur Village plans. If your flat matches one, the design stage runs a week shorter and we say so in the quote rather than charging for work we have already done.

Getting labour and material into Kandivali

Access dictates the programme here more than the scope does. These are the constraints we price against.

Specification decisions for Kandivali

A specification is a set of trade-offs against a particular place. These are ours for this one.

The working programme in Kandivali

  1. Week 0 — survey against the known planWe check your flat against the sector drawing we already hold. Where it matches, the survey is a verification rather than a measurement exercise and takes a single visit.
  2. Weeks 1–2 — design and BOQLayouts, 3D views and a line-item bill. Shorter here than elsewhere, because the base drawing already exists.
  3. Weeks 3–4 — strip-out and first fixDemolition, electrical and plumbing. Deposits and lift slots already booked in week 0.
  4. Weeks 5–9 — joinery and ceilingKnock-down modules in Charkop, full panels in the towers. Ceiling closes after services are tested.
  5. Weeks 10–11 — finishes and handoverPaint, hardware, lighting, deep clean, internal snag, your inspection, deposit released.

Feedback from Kandivali projects

4.9/5 · 127 Client ratings

They already had a drawing of our layout from a flat two buildings away. Design took a week instead of three and cost less.

Sunil & Vidya K.2BHK · Thakur Village

The wardrobe came up the stairs in five pieces and went together in the bedroom. The last contractor had to cut a panel in half on the landing.

Jayesh M.1BHK · Charkop Sector 5

Kandivali is a suburb where good record-keeping pays the client back. Knowing the plan before arriving is worth a week of programme and a measurable amount of money.

Frequently asked questions

What do interiors cost in Kandivali?+

₹1,580–₹2,620 per sq ft of carpet area. A 480–650 sq ft Charkop 2BHK is ₹7.6–10.3 lakh essential and ₹12.6–17.0 lakh at luxury, ex-GST. A 700–950 sq ft Thakur Village 2BHK is ₹11.1–15.0 lakh essential. Both figures are before 18% GST.

Do you already have drawings for Charkop and Thakur flats?+

For most of the common types, yes. The Charkop sectors and the main Thakur Village layouts repeat across hundreds of flats, and we hold measured drawings for the ones we have worked in. Where yours matches, design runs about a week shorter and the quote reflects that.

What does a Thakur Complex society require before work starts?+

A written fit-out application, a refundable deposit typically between ₹15,000 and ₹40,000, photo ID for every worker, a work-hours undertaking and booked two-hour goods lift slots. It is all straightforward, but it takes five to seven working days, so it goes in before the design is finished.

Can a full-height wardrobe be installed in a Charkop row house?+

Yes, built as knock-down modules no wider than 900 mm and assembled in the room. The internal stair is around 750 mm with a tight landing turn, so a finished full-height unit cannot get up it. We measure the stair on the first visit and size the modules to it.

Is it worth renovating if my society may redevelop?+

If a redevelopment vote is likely within two or three years, no — do a light refresh instead. Paint, lighting, a kitchen counter and freestanding storage you can take with you. We would rather tell you that than sell you joinery that gets demolished. Poisar and parts of Akurli Road are in exactly this position.
