The buildings of Kalyan
Kalyan has been a town since long before it was part of the MMR, and it still behaves like one. Rambaug and Murbad Road carry old low-rise stock and a functioning local market; Khadakpada on the western edge is fifteen years of new tower development; Kalyan East around Kolsewadi is denser and cheaper than either.
Khadakpada new towers
Post-2010 development, fourteen to twenty-four storeys, gated, with service lifts, deposits and written fit-out rules. The top of the local market.
Old Kalyan — Rambaug and Murbad Road
Four- and five-storey buildings from the 1980s and 90s, some without lifts, on lanes that were laid out before cars.
Kalyan East and Kolsewadi
Dense, compact, inexpensive. 300–550 sq ft flats and a practical brief.
Independent houses on the older plots
Scattered through the old town. Structural freedom, full civil scope, and no society to answer to.
How a Kalyan estimate is built
Three finish levels cover almost everything we are asked to price in Kalyan: essential at ₹1,250, premium at ₹1,570 and luxury at ₹1,950 per sq ft of carpet.
| Configuration | Typical carpet area | Essential ₹1,250/sq ft | Premium ₹1,570/sq ft | Luxury ₹1,950/sq ft |
|---|---|---|---|---|
| 1BHK | 330–460 sq ft | ₹4.1 – 5.8 L | ₹5.2 – 7.2 L | ₹6.4 – 9.0 L |
| 2BHK | 550–760 sq ft | ₹6.9 – 9.5 L | ₹8.6 – 11.9 L | ₹10.7 – 14.8 L |
| 3BHK | 850–1,150 sq ft | ₹10.6 – 14.4 L | ₹13.3 – 18.1 L | ₹16.6 – 22.4 L |
| 3BHK (Khadakpada tower) | 1,100–1,450 sq ft | ₹13.8 – 18.1 L | ₹17.3 – 22.8 L | ₹21.4 – 28.3 L |
Exclusive of 18% GST. Loose furniture, appliances and any structural work are separate lines. Try your own numbers in the interior cost calculator.
The split we use here is civil and site-made work local, factory joinery from the city. Local masonry, tiling and painting are genuinely good and cost 25 to 30% less than bringing crews out. Carcass joinery is better made in a proper workshop and trucked in. Quoting either extreme costs the client money.

Design and build under one accountable roof in Kalyan
Five things that are true here and not elsewhere
- KDMC governs, with its own disposal channel. Kalyan-Dombivli Municipal Corporation debris rules, fees and paperwork. Filed in week 0 or demolition stops.
- Local trades are strong for civil, thin for joinery. Kalyan has excellent masons, tilers and painters. It does not have a workshop that will edge-band to a consistent standard, so carcasses come from the city.
- Old Kalyan lanes predate vehicles. Around Rambaug and the old market, a tempo is the maximum and often not that. Loads are small and deliveries are timed against the market's own hours.
- Ulhas-side pockets take water. Low-lying areas near the river flood in a heavy monsoon. Ground-floor joinery there goes on a plinth and sockets are raised.
- Material lead from the city is a full day. Not two or three as in Virar, but enough that specials are ordered before the design is finally signed. Standard ply, laminate and hardware are available locally.
Moving material in Kalyan
We programme the following into the schedule before we quote, because retro-fitting them into a running job is what causes the delays people complain about.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| KDMC disposal | Corporation debris channel, fee and paperwork | Registered in week 0 before any strip-out |
| Trade split | Strong local civil trades, no local joinery workshop | Civil and finishing local; carcasses trucked from the city workshop |
| Old-town lanes | Tempo maximum around Rambaug and the market | Small loads timed against market hours; marshalled reversing |
| Material lead | One day from the city for anything not stocked locally | Specials ordered before final design sign-off |
Material choices that suit Kalyan
Specification follows the local environment and the building rules, not a house style.
| Element | What we specify | Why, here |
|---|---|---|
| Carcass | BWP in wet areas and river-side ground floors; 710-grade elsewhere | Ulhas-side flooding in the low pockets |
| Joinery source | Factory carcass from the city; site-made civil joinery local | Consistency where it matters, cost saving where it does not |
| Finishes | Local tiling and painting trades under our supervision | Genuinely good work at 25–30% below city rates |
| Hardware | Ebco and Hettich; stocked in Kalyan and Dombivli | Serviceable locally, which matters at this distance |
| Sockets | 450 mm minimum on river-side ground floors | Keeps electrical above the flood line |
The working programme in Kalyan
- Week 0 — survey, KDMC registration, trade briefingMeasure, register the debris disposal, and meet the local civil trades who will do the site work so the standard is agreed before they start.
- Weeks 1–2 — design and split BOQTwo clear sections: what is made in the city and what is done locally, priced separately so you can see both.
- Weeks 3–5 — civil and first fixLocal masonry, plaster and tiling, then electrical and plumbing, all under our supervision.
- Weeks 6–10 — joineryFactory carcasses delivered in two or three consignments and installed.
- Weeks 11–12 — finishes and handoverLocal painting, hardware, lighting, clean and snagging.
Two Kalyan clients, in their words
They used Kalyan tilers and Mumbai wardrobes and explained exactly why. The bill was lower than both of the all-Mumbai quotes.
The lane could not take anything bigger than a small tempo and they never once left material on the road.
Kalyan is a town with its own building economy, and the right answer here is to use it rather than to import everything. The saving is real and it does not come out of the specification.

Frequently asked questions
What is the interior cost in Kalyan?+
₹1,250–₹1,950 per sq ft of carpet area, ex-GST. A 550–760 sq ft 2BHK is ₹6.9–9.5 lakh at an essential finish and ₹10.7–14.8 lakh at luxury. A 1,100–1,450 sq ft Khadakpada tower 3BHK is ₹13.8–18.1 lakh essential.
Why use local contractors for part of the work?+
Because Kalyan's masons, tilers and painters are genuinely good and cost 25 to 30% less than bringing crews from Mumbai. What the town does not have is a joinery workshop that edge-bands to a consistent standard, so carcasses come from our city workshop. Doing it the other way round wastes money.
Does Kalyan fall under BMC?+
No, under Kalyan-Dombivli Municipal Corporation. KDMC has its own debris disposal channel, fee structure and permission regime. It has to be registered before demolition starts, and it is the most common week-one error for studios that normally work inside Mumbai.
Do Khadakpada towers have fit-out rules?+
The newer ones do — a written application, a refundable deposit, worker passes, booked service-lift slots and permitted hours. They are comparable to a Thane township. The older buildings in Rambaug and Kalyan East operate on a verbal approval from the secretary, which we put in writing anyway.
How long does it take to get material to Kalyan?+
A day for anything from the city. Standard plywood, laminate, hardware and sanitaryware are available locally within a few hours. We order the specials — stone, custom glass, imported fittings — before the design is finally signed off, which keeps the programme at eleven to twelve weeks.
