What Ghodbunder Road is built of
Ghodbunder Road is a single arterial with townships hung off it: Hiranandani Estate, Kasarvadavali, Waghbil, Brahmand, Anand Nagar and a dozen smaller gated developments. They were built between about 2003 and 2020 and they are structurally similar. What differs is the paperwork, the podium geometry and the microclimate on the Yeoor side.
Hiranandani Estate, Thane
Neo-classical township towers with an estate-wide fit-out manual, fixed external elevations and its own security regime. The strictest rules on the corridor and the most predictable projects.
Kasarvadavali and Waghbil estates
Post-2010 gated developments, fourteen to twenty-eight storeys, podium parking, service lifts and deposits of ₹20,000 to ₹60,000.
Brahmand and the older colonies
Late-1990s and early-2000s stock nearer Kapurbawdi. Smaller flats, ageing services and looser rules.
Yeoor-side and hill-facing buildings
Estates backing onto the Yeoor hills and the national park edge. Excellent outlook, mature tree cover, and a humidity profile closer to Powai's than to Thane station's.
Planning around Ghodbunder Road
- Every estate is its own jurisdiction. Hiranandani Estate, Kasarvadavali and Waghbil each issue different manuals with different hours, deposits and drilling limits. We collect the document before design starts, because designing first and reading later is how balconies get redrawn.
- Yeoor-side humidity is a real specification input. Estates against the hills hold moisture longer than the corridor average. BWP on north-facing walls, anti-fungal primer, and a ventilated cavity behind wall-fixed joinery on those elevations.
- The corridor is twenty kilometres long. Forty minutes from Kapurbawdi to Kasarvadavali in traffic. A crew cannot service two ends of it in a day, so we base the team at one estate and finish it before moving.
- Podium distances are the hidden labour. Material is unloaded at a service gate that can be most of a kilometre from your tower. That is carry labour, it is measurable, and it belongs on the bill.
- TMC rules govern debris, not BMC's. Thane Municipal Corporation has its own disposal channel and fee. Straightforward, but a Mumbai-only studio will file it wrong.

Rates and worked totals in Ghodbunder Road
Our Ghodbunder Road band is ₹1,640 to ₹2,860 per sq ft of carpet area. The table is arithmetic, not a brochure — each cell is the rate times the area printed beside it.
| Unit type | Typical carpet | Essential ₹1,640/sq ft | Premium ₹2,190/sq ft | Luxury ₹2,860/sq ft |
|---|---|---|---|---|
| 1BHK | 400–540 sq ft | ₹6.6 – 8.9 L | ₹8.8 – 11.8 L | ₹11.4 – 15.4 L |
| 2BHK | 650–900 sq ft | ₹10.7 – 14.8 L | ₹14.2 – 19.7 L | ₹18.6 – 25.7 L |
| 3BHK | 1,000–1,400 sq ft | ₹16.4 – 23.0 L | ₹21.9 – 30.7 L | ₹28.6 – 40.0 L |
| 4BHK / duplex | 1,600–2,300 sq ft | ₹26.2 – 37.7 L | ₹35.0 – 50.4 L | ₹45.8 – 65.8 L |
Rates are ex-GST (18% on top) and cover design, materials, joinery, electrical, false ceiling and painting. Appliances and movable furniture are quoted separately. Calculator here.
Podium and internal-road handling is the corridor's characteristic extra. On the larger estates it is 300 to 700 metres from the service gate to the tower lobby, which on a 3BHK is ₹35,000 to ₹70,000 of carry labour. Ask any quote you receive where that number is.
Access and site logistics in Ghodbunder Road
Every site has a logistics problem; this one has a particular shape. Here is how we handle it.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Estate manual | Different rules, deposits and hours at every township | Manual collected in week 0; design drawn to it rather than around it |
| Podium distance | 300–700 m from service gate to tower lobby | Handling crew priced by distance; a lock-up in the flat so nothing waits below |
| Corridor length | 40 minutes end to end in traffic | Crew based at one estate for the project duration |
| TMC disposal | Thane Municipal Corporation debris channel and fee | Registered and paid in week 0, before strip-out |
Why the Ghodbunder Road spec differs
Below is the working spec we default to locally, with the reason attached to each line so you can argue with it.
| Element | What we specify | Why, here |
|---|---|---|
| Carcass | BWP on north and hill-facing walls; 710-grade elsewhere | Yeoor-side estates hold moisture into November |
| Primer | Anti-fungal primer under paint on hill-facing elevations | Tree cover and humidity support mould on untreated plaster |
| External elevation | No change permitted where the estate manual fixes it | Hiranandani Estate and several others control the façade absolutely |
| Core drilling | Depth capped to the estate manual's stated figure | Post-tensioned slabs in the taller towers |
| Hardware | Hettich soft-close standard; Blum on the larger kitchens | Matches the finish expectation across the corridor |
Sequencing a Ghodbunder Road job
- Week 0 — estate manual, deposit, passesCollect the fit-out document, lodge the application, pay the deposit and get worker passes. Different at every estate and always a full week.
- Weeks 1–3 — design and BOQLayouts and 3D views drawn against the manual, plus a bill with the handling allowance shown.
- Weeks 4–5 — strip-out and first fixDemolition in permitted hours, debris through the TMC channel, then electrical and plumbing.
- Weeks 6–11 — joinery and ceilingConsolidated loads to the service gate and a handling crew to the lobby.
- Weeks 12–13 — finishes, handover, deposit releasePaint, hardware, lighting, clean, estate inspection and refund.
Feedback from Ghodbunder Road projects
They had read the estate manual before the first meeting and told us two things in our brief were not allowed. It saved a redesign.
The carry from the gate was a line in the quote with a distance against it. Everything else we were sent was a lump sum.
On Ghodbunder Road the estate is the unit, not the suburb. Get the manual, measure the podium and base the crew in one place, and the corridor becomes one of the most predictable places in the MMR to build.

Frequently asked questions
What do interiors cost on Ghodbunder Road?+
₹1,640–₹2,860 per sq ft of carpet area. A 650–900 sq ft 2BHK is ₹10.7–14.8 lakh essential and ₹18.6–25.7 lakh at luxury, ex-GST, plus ₹35,000–₹70,000 of podium handling on the larger estates.
Why do rates vary between estates on the same road?+
Because the manuals do. An estate with a 500-metre podium walk, a ₹60,000 deposit, restricted hours and a fixed external elevation costs more to build in than one with a loading bay at the tower base and a verbal approval process. The flat may be identical; the project is not.
Is the Yeoor side different to build in?+
Materially, yes. Hill-facing estates hold moisture into November, so north-elevation walls get BWP carcass, anti-fungal primer and a ventilated cavity behind fixed joinery. On the highway side of the corridor that specification would be unnecessary spending.
Can you work at two Ghodbunder estates at once?+
Not with one crew. The corridor is twenty kilometres and forty minutes end to end in traffic, so a team split across it loses an hour a day to travel. We base a crew at one estate and complete it before moving, which is why our programmes here hold.
Does Thane Municipal Corporation have different debris rules?+
Yes — its own registered disposal channel and fee structure, separate from BMC's. It is not complicated, but it has to be registered and paid before strip-out begins. It is one of the commonest week-one mistakes made by studios that work mainly inside Mumbai.
