Stock and layouts in Ghansoli

Ghansoli was developed later than Vashi and earlier than the airport-belt nodes, and the housing reflects that: CIDCO sector blocks from the 1990s and 2000s with conventional layouts and compact carpet areas, plus newer towers along the Thane-Belapur corridor. It is an uncomplicated market and we quote it as one.

CIDCO sectors

1990s–2000s node housing, ground-plus-four to ground-plus-seven, 380–700 sq ft. Repeating plans and predictable construction.

Creek-facing western blocks

Buildings on the water side. Higher humidity, slower drying, and anti-fungal treatment worth the money.

Thane-Belapur corridor buildings

Fronting the industrial road. Dust and heavy vehicle noise.

Newer towers

Post-2013 development with service lifts and written fit-out rules, at the top of the local band.

Planning around Ghansoli

  • Creek-side humidity on the western elevations. BWP on those walls, anti-fungal primer under paint and a ventilated gap behind fixed joinery. The eastern side of each sector does not need it.
  • Thane-Belapur Road dust on the corridor frontage. Gasketed shutters and washable paint where the flat faces the industrial road.
  • Sector layouts repeat. Where your flat matches a CIDCO type we hold, the design stage is shorter and the quote is firmer.
  • The local vendor base is thin. Ghansoli itself has limited material supply; Vashi and Airoli cover most of it within half an hour and the city covers the rest within a day.
  • The ground-plus-four blocks have no lift and a shared external stair. Several of the earlier sectors are walk-ups where the stair is open to the weather and used constantly. Joinery goes up as knock-down modules and the stair is never used as a staging area, because the residents above you need it at six in the evening whatever we are doing.
  • Balcony enclosure is the most common request and the one most often refused. CIDCO sector buildings have a uniform elevation and societies here are increasingly strict about anything that breaks it. We check the society's position in week 0, because a balcony enclosure that gets objected to after installation has to come out at your cost, not ours.
  • Sector parking is allotted and tight. There is no spare bay to park a tempo in for the day. Deliveries are unloaded and the vehicle leaves, which means consolidated loads and a crew ready to receive rather than a truck waiting while somebody finds the key.

How a Ghansoli estimate is built

Three finish levels cover almost everything we are asked to price in Ghansoli: essential at ₹1,400, premium at ₹1,890 and luxury at ₹2,430 per sq ft of carpet.

3BHK880–1,150 sq ft₹12.3 – 16.1 L₹16.6 – 21.7 L₹21.4 – 27.9 L

In a 560–760 sq ft Ghansoli 2BHK, storage is where the budget earns its keep. We typically put 45 to 50% of the bill into the kitchen and the wardrobes, because those two things determine whether a compact flat works, and the rest into services, ceiling and paint.

The delivery problem in Ghansoli

What follows is not boilerplate — it is the four constraints we have actually hit on jobs in this pocket.

Ghansoli site logistics
ConstraintThe reality hereHow we plan for it
AccessWide sector roads and direct building accessFull loads to the building; no handling premium
Creek humidityWestern elevations hold moisture year-roundBWP and anti-fungal primer on those walls only
Corridor dustThane-Belapur frontage buildingsGasketed shutters; sealed finishing phase
SupplyLimited local vendor baseMaterial from Vashi and Airoli within the hour; specials from the city

The working programme in Ghansoli

  1. Week 0 — survey and elevation checkMeasure, verify against the CIDCO type, and establish which way the flat faces so the specification is written to the actual exposure.
  2. Weeks 1–2 — design and BOQLayouts, 3D views and a line-item bill, shortened where the sector drawing already exists.
  3. Weeks 3–4 — strip-out and first fixDemolition, electrical and plumbing.
  4. Weeks 5–8 — joineryStraightforward delivery and installation; access here is easy.
  5. Weeks 9–10 — finishes and handoverPaint, hardware, lighting, clean and snagging.

Owners we have worked for in Ghansoli

They spent the money on the kitchen and the wardrobes and kept everything else plain. In a flat this size that was obviously the right split.

Deepak & Harshada B.2BHK · Sector 9

The anti-fungal primer was on the west wall only. They explained why the other walls did not need it.

Ghansoli has no exotic problems and no hidden costs. What it rewards is putting the budget where a compact flat actually needs it, which is storage and services rather than surfaces.

Frequently asked questions

What does interior work cost in Ghansoli?+

₹1,400–₹2,430 per sq ft of carpet area, ex-GST. A 560–760 sq ft 2BHK is ₹7.8–10.6 lakh at an essential finish and ₹13.6–18.5 lakh at luxury. Expect 45 to 50% of the bill to be kitchen and wardrobes in a flat this size.

Why is anti-fungal primer only on some walls?+

Because only the creek-facing western elevations hold enough moisture to support growth. Priming every wall in the flat would double that line for no benefit on the dry side. We take moisture readings during the survey and specify wall by wall.

Is material easy to get in Ghansoli?+

The local vendor base is thin, but Vashi and Airoli cover standard plywood, laminate, hardware and sanitaryware within half an hour. Specials come from the city within a day. It has no practical effect on the programme provided the specials are ordered in week one.

Is Ghansoli cheaper than Airoli?+

By around 8%, largely because the flats are smaller and there is less rental-market activity pulling the average up. The construction, the access and the CIDCO planning logic are the same, so a like-for-like flat costs much the same per square foot to build.
