Inside the Cuffe Parade housing market
Cuffe Parade was reclaimed in the late 1960s and built out in the decade after. Maker Towers, Jolly Maker, Sagar Sangeet and their neighbours hold some of the largest apartments in the city, owned for two and three generations. The buildings are structurally sound and chemically middle-aged, and that combination is what a competent survey here is looking for.
Maker Towers and the 1970s reclamation blocks
Twenty to twenty-five storeys, 1,400–3,000 sq ft flats, one service lift per tower, and reclamation-era concrete with a chloride history.
Jolly Maker and the Backbay towers
Similar vintage and scale. Formal building bye-laws, long-standing committees and a resident population that has lived there for decades.
NCPA-side and the southern frontage
Sea on two sides. The most exposed elevations in the neighbourhood and the most severe corrosion findings.
Newer infill buildings
A small number of post-1995 towers with modern services and conventional fit-out rules.
Cuffe Parade interior rates for 2026
A Cuffe Parade quotation starts at ₹3,040 per sq ft of carpet area and reaches ₹5,170 at the top of the specification. Multiply your own carpet figure by the column you want. The rates come from flats we have completed and billed, costed at October 2026.
| Flat | Carpet area | Essential ₹3,040/sq ft | Premium ₹4,080/sq ft | Luxury ₹5,170/sq ft |
|---|---|---|---|---|
| 2BHK | 1,000–1,350 sq ft | ₹30.4 – 41.0 L | ₹40.8 – 55.1 L | ₹51.7 – 69.8 L |
| 3BHK | 1,450–1,950 sq ft | ₹44.1 – 59.3 L | ₹59.2 – 79.6 L | ₹75.0 L – ₹1.01 Cr |
| 4BHK | 2,100–2,700 sq ft | ₹63.8 – 82.1 L | ₹85.7 L – ₹1.10 Cr | ₹1.09 – 1.40 Cr |
| Full floor / combined | 3,000–4,000 sq ft | ₹91.2 L – ₹1.22 Cr | ₹1.22 – 1.63 Cr | ₹1.55 – 2.07 Cr |
All figures ex-GST, with 18% charged separately. Excludes structural civil work, white goods and loose furniture. Check a different area in the cost calculator.
Concrete repair, where the survey finds it, is quoted separately and honestly: ₹1,800 to ₹3,500 per square metre of affected area for cutting back, rebar treatment, polymer-modified reinstatement and protective coating. On a flat with two affected beams that is ₹1.5 to ₹4 lakh, and it is not optional if you are about to cover the area with joinery for fifteen years.

Design and build under one accountable roof in Cuffe Parade
Five things that are true here and not elsewhere
- Look behind the finishes before you replace them. Reclamation-era concrete with a chloride load spalls at beam soffits and slab edges. We hammer-test accessible concrete during strip-out and photograph everything before it is covered again.
- One service lift for a whole tower is the programme's limiting factor. Slot allocation is competitive, particularly in a building where several flats are being done at once. We book early and consolidate loads rather than trickling material in.
- Very large flats need a phasing plan, not just a schedule. A 2,500 sq ft flat is a four-month project. Where the family is in residence we phase it by zone with sealed hoardings, which extends the programme but keeps the flat habitable.
- Building bye-laws here are written and enforced. These committees have governed thirty-storey buildings since the 1970s. Working hours, lift protection, debris routes and deposits are all documented and checked.
- Sea on two sides means two exposed elevations. The corrosion and marine specification applies to more of the flat than in a single-aspect building, and the corner units get it on everything.
Logistics we programme against in Cuffe Parade
None of the following is exotic. All of it costs money or time, and all of it is cheaper to plan for than to discover.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Concrete condition | Chloride-induced spalling in reclamation-era structure | Hammer-tested during strip-out; repair quoted per square metre, not lumped |
| Single service lift | One car serving twenty-plus floors, shared with other fit-outs | Slots booked early; loads consolidated; protection installed day one |
| Flat size | 1,400–3,000 sq ft, often occupied during works | Zoned phasing with sealed hoardings where the family remains in residence |
| Bye-laws | Documented and enforced by long-established committees | Compliance agreed in writing before the first delivery |
Material choices that suit Cuffe Parade
Specification follows the local environment and the building rules, not a house style.
| Element | What we specify | Why, here |
|---|---|---|
| Concrete repair | Cut back, rebar treatment, polymer reinstatement, protective coating | Chloride contamination continues corroding unless the steel is treated |
| Hardware | SS 316 throughout; two exposed elevations on corner flats | Sea on both the western and southern faces |
| Carcass | BWP everywhere, all faces sealed | Chloride-laden humidity penetrates any unsealed edge |
| Fixings | Stainless chemical anchors; no carbon-steel fixings in external walls | A mild steel anchor in this concrete is a future spall |
| Coatings | Anti-carbonation coating on repaired and exposed concrete | Slows further chloride and CO2 ingress measurably |
How long a Cuffe Parade flat takes
- Week 0–1 — survey, condition assessment, lift bookingMeasure, inspect accessible concrete, review the building's own structural audit if one exists, and book the service lift before the design is finished.
- Weeks 2–4 — design, repair schedule, BOQLayouts and 3D views, with a separate concrete repair schedule priced per square metre against the areas identified.
- Weeks 5–8 — strip-out, concrete repair, first fixDemolition, hammer testing, repair and coating, then services. This phase decides the rest of the programme.
- Weeks 9–16 — joinery, stone, ceilingLarge flats take a long installation phase; zoned and hoarded where the family is in residence.
- Weeks 17–19 — finishes, handover, deposit releasePaint, hardware, lighting, clean, committee inspection and refund.
Owners we have worked for in Cuffe Parade
Two beams were spalling behind the old false ceiling. They stopped, tested, repaired properly and photographed all of it. Covering it would have been so much easier for them.
We lived in it throughout. Hoardings, sealed zones, and the kitchen worked every single day except four.
Cuffe Parade flats are large, generous and fifty years old, and the honest work here happens in the two weeks after strip-out when you find out what the concrete has been doing.

Frequently asked questions
What is the interior design cost in Cuffe Parade?+
₹3,040–₹5,170 per sq ft of carpet area. A 1,450–1,950 sq ft 3BHK is ₹44.1–59.3 lakh at an essential finish and ₹75.0–100.8 lakh at luxury, ex-GST. Concrete repair, where the survey finds it, is additional at ₹1,800–₹3,500 per square metre of affected area.
Why does concrete spall in Cuffe Parade buildings?+
The 1970s reclamation towers were built when sea-dredged aggregate was common, and they sit in chloride-rich sea air. Chloride reaches the reinforcement, the steel corrodes and expands, and the cover concrete cracks away. It is not a defect of maintenance — it is chemistry with a fifty-year timescale, and it is treatable when found.
Can we live in the flat while the work is done?+
In a flat of this size, yes, with zoned phasing and sealed hoardings. We complete one zone at a time and keep at least one bathroom and a working kitchen available throughout. It adds three to four weeks to the programme and it is far cheaper than four months of alternative accommodation in this part of the city.
How long do service lift slots take to arrange?+
They need booking before the design is finished, because one car serves the whole tower and several flats may be in fit-out simultaneously. We book in week zero, consolidate loads so fewer trips are needed, and install lift-car and lobby protection before the first delivery arrives.
Is Cuffe Parade more expensive than Colaba?+
Slightly, at the top of the range, because the flats are larger and the concrete repair risk is higher. Colaba's costs come from heritage procedure and access; Cuffe Parade's come from structure and scale. A like-for-like comparison usually lands within 5 to 8% of each other.
