Housing stock in Bandra East
Bandra East is usually described as the cheaper half of Bandra. It is not one market at all. A state government quarter at Kalanagar, a rehab building off the Behrampada side and a 2019 tower looking at the BKC skyline are three different jobs with three different price sheets, and the only thing they share is the station.
Kalanagar and Government Colony
State government and MHADA quarters from the late 1960s onward. Carpet areas of 320 to 600 sq ft, load-bearing partitions you cannot move, and plumbing stacks that are shared vertically across four flats.
BKC-facing private towers
Post-2012 stock on the Bandra–Kurla side. Large layouts, deeded parking, and a builder's fit-out manual that restricts core drilling, façade-visible AC units and any change to the balcony line.
SRA rehab buildings
Ground-plus-seven rehab towers with 6-person lifts, 225–400 sq ft carpet, and no goods lift at all. Everything goes up in pieces or up the stairs.
Old Bandra East co-operatives
Four- and five-storey buildings along the station road and Kherwadi. Modest carpet, original 1980s wiring, and committees who remember the last renovation on the floor above.
What interiors cost in Bandra East
Budget from ₹2,130 per sq ft upward. Premium sits at ₹2,860 and luxury at ₹3,650; the difference is hardware, stone and the amount of site-made joinery replaced by factory work.
| Home | Usual carpet band | Essential ₹2,130/sq ft | Premium ₹2,860/sq ft | Luxury ₹3,650/sq ft |
|---|---|---|---|---|
| 1BHK (government quarter) | 320–460 sq ft | ₹6.8 – 9.8 L | ₹9.2 – 13.2 L | ₹11.7 – 16.8 L |
| 2BHK (colony / co-op) | 520–720 sq ft | ₹11.1 – 15.3 L | ₹14.9 – 20.6 L | ₹19.0 – 26.3 L |
| 2BHK (private tower) | 780–1,050 sq ft | ₹16.6 – 22.4 L | ₹22.3 – 30.0 L | ₹28.5 – 38.3 L |
| 3BHK (BKC-facing) | 1,150–1,600 sq ft | ₹24.5 – 34.1 L | ₹32.9 – 45.8 L | ₹42.0 – 58.4 L |
Ex-GST; 18% applies on top. Civil work, appliances and loose furniture are excluded. Run your own carpet area through the cost calculator.
The two 2BHK rows are deliberately separate. A 600 sq ft colony flat and a 900 sq ft tower flat are both called 2BHK in Bandra East and they are not the same project: the colony flat usually needs rewiring and a plumbing riser tie-in, the tower flat usually needs nothing structural at all.

Design and build under one accountable roof in Bandra East
Local factors we plan around in Bandra East
- Security clearance at Kalanagar is not a formality. The pocket carries permanent police presence. Worker photo IDs and a fixed crew list go in before the first day and cannot be changed casually; a substituted carpenter is turned away at the barrier.
- BKC traffic sets the delivery window. Between 9am and 11.30am and again after 5pm, a tempo cannot reliably reach the internal lanes. We book unloading for the middle of the day and pay for the idle hour rather than lose a slot.
- Shared plumbing stacks in colony blocks. Four flats commonly share a vertical stack. Moving a WC or a kitchen sink means a stack tie-in that needs the flats above and below informed, and in practice a Sunday shutdown.
- Mithi-side damp. Lower floors on the river side hold moisture into November. We take a moisture-meter reading on every external wall before drawing joinery against it and leave a 25 mm ventilated cavity where it reads high.
- Tower fit-out manuals apply to homes too. The newer BKC-facing buildings issue the same document an office tenant gets: permitted drilling depths, no work on the façade side of the balcony, and a refundable deposit released only after the manager signs off.
Getting labour and material into Bandra East
Access dictates the programme here more than the scope does. These are the constraints we price against.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Gate clearance | Named crew list, photo ID, police verification at Kalanagar | Submitted with the NOC; we do not rotate unverified labour once a job starts |
| Delivery window | BKC peak traffic blocks the approach twice a day | Midday unloading slots, consolidated loads, driver briefed on the internal route |
| Lifts | 6-person passenger lifts only in the rehab and colony stock | Knock-down carcasses sized to the lift car; full panels only where a goods lift exists |
| Debris | Bagged, evening removal, society deposit held against damage | Daily bagging and a booked skip run; lobby and lift car sheeted before day one |
What we specify in Bandra East
These are choices we make here that we would not necessarily make in a drier or newer part of the city.
| Element | What we specify | Why, here |
|---|---|---|
| Carcass | BWP throughout on Mithi-facing and north walls; 710-grade elsewhere | River-side humidity persists well past the monsoon |
| Wiring | Circuit survey and megger test before the lighting layout is fixed | Colony stock from the 1970s regularly fails an insulation test |
| Plumbing | CPVC re-run within the flat; stack tie-ins scheduled on a Sunday | Shared vertical stacks cannot be isolated on a working day |
| Hardware | Hettich soft-close as standard, Blum on the kitchen | Small flats open and close their storage far more often |
| Ceiling | Peripheral cove only in colony flats; full designed ceiling in towers | Colony slab heights are 2.6 m and will not carry a dropped grid |
A typical Bandra East programme
- Week 0 — survey, clearance, NOCMeasure, megger the circuits, photograph the services, and lodge the crew list with the society and, at Kalanagar, the security post. Allow a full week for the pocket to clear it.
- Weeks 1–3 — drawings and BOQLayouts, elevations, 3D views and a line-item bill of quantities. Nothing is ordered until you have signed the BOQ.
- Weeks 4–5 — strip-out and first fixDemolition of the builder platform or the old kitchen, followed by electrical and plumbing first fix, including any stack work booked for a Sunday.
- Weeks 6–10 — joinery and ceilingFactory carcasses arrive in booked lift slots and are assembled in the flat. The ceiling closes only once the services are tested and photographed.
- Weeks 11–13 — finishes and handoverPaint, hardware, lighting, deep clean, our own snag list closed first, then yours.
What clients here say
They read the builder's fit-out manual before quoting and told us which two things in our brief were not permitted. Nobody else had opened it.
The Sunday stack shutdown was planned a fortnight ahead and the neighbours were told. That is the only reason it was not a fight.
Bandra East punishes a studio that quotes off a floor plan. The clearance, the stack and the fit-out manual are all discoverable in the first two hours on site, and all three change the number.

Frequently asked questions
How much do interior designers charge in Bandra East?+
₹2,130–₹3,650 per sq ft of carpet area, ex-GST. A 520–720 sq ft colony 2BHK is roughly ₹11.1–15.3 lakh essential and ₹19.0–26.3 lakh at luxury; a 780–1,050 sq ft tower 2BHK is ₹16.6–22.4 lakh essential. The colony flats usually add a rewiring line on top.
Do I need police clearance for workers at Kalanagar?+
In practice yes. The pocket carries permanent security and the society will ask for photo ID and a named crew list before the first delivery. Allow five to seven working days, and expect that swapping a worker mid-job means re-clearing them at the barrier.
Can I move the kitchen in a Government Colony flat?+
Within the same wet zone, yes. Across the flat, rarely — four flats share the vertical stack and the tie-in has to be done on a society-agreed shutdown, usually a Sunday. We survey the stack before we draw the layout so you are not sold something that cannot be built.
Are Bandra East towers stricter than Bandra West buildings?+
The newer ones are, because they issue a written fit-out manual rather than relying on committee custom. It specifies drilling depth, prohibits changes visible from the façade and holds a deposit. It is easier to work with than an unwritten rule, as long as somebody reads it first.
Is Bandra East cheaper than Bandra West for interiors?+
Meaningfully, yes — roughly 12 to 18% lower at the same specification, mostly because the dominant stock is smaller and simpler. A BKC-facing tower flat, though, is priced like any other premium Mumbai tower and the gap closes to almost nothing.
