Carpet area × the band: essential ₹1,950, premium ₹2,620, luxury ₹3,280 per sq ft. Ex-GST. A kitchen-and-wardrobes-only scope lands 20–25% below. Each figure is drawn from Powai township flats we have built and invoiced, restated at October 2026 prices.
What the township adds and what it removes
| Item | Effect | Note |
|---|---|---|
| NOC and approval process | Adds 7–10 days | Formal, documented and predictable; no negotiation, no surprises |
| Worker police verification | Adds 3–5 days | Fixed crew list; rotation is not permitted once submitted |
| Deposit | ₹40,000 – 1,00,000 | Refundable against a documented common-area walk |
| Working service lifts and loading bays | Removes 3–6% | The handling premium that older suburbs carry simply does not exist |
| Gate-to-lift distance in the larger townships | Adds 1–3% | 300–600 m of internal road on some blocks; we price the carry |
| Two-hour lift slots | Neutral if planned | Consolidated deliveries booked a week ahead; a missed slot costs a day |
| Newer, straighter buildings | Removes 2–5% | Less scribing, less remedial work, fewer surprises behind plaster |
Net effect against an older suburb of similar rates: roughly 4–8% cheaper to construct and about a week longer to start.

Taller slabs, and what they are worth
Powai stock, particularly in Hiranandani, commonly has 10′ to 10′6″ slabs against the city standard 9′6″. That six to twelve inches is the most underrated asset in a Powai flat and it is worth real money.
- Deeper lofts. A 750–900 mm loft above a wardrobe run instead of 600 mm. Across 22 running feet of joinery that is 40–70 extra cubic feet of storage for about ₹67,000, which is the cheapest cubic footage available anywhere in the project.
- A designed ceiling becomes sensible. Under 9′6″ a multi-level ceiling compresses a room and a peripheral cove is the better answer. At 10′6″ a zoned ceiling with concealed lighting works, and it adds ₹120–₹210 per sq ft of ceiling area.
- Taller doors. A 2,400 mm door instead of 2,100 mm costs very little and reads as considerably more generous in a room with the height to carry it.
- A loft bed is actually possible. At 10′ you can get 1,500 mm of usable space below and 750 mm of clear height above the mattress, which is not achievable at the city standard.
- Full-height joinery reads correctly. A run taken to a 10′6″ slab is architecture; the same run stopping at seven feet in a tall room is a box in a room.
A worked budget: 820 sq ft 2BHK, Hiranandani Gardens
A premium fit-out at ₹23.4 lakh, which is ₹2,851 per sq ft — the upper half of the Powai band.
| Line | Cost | Note |

| Master bedroom — 9 rft wardrobe with a 900 mm loft, bed, side units | ₹4,50,000 | Taller slab allows a deeper loft at very little extra cost |
| Second bedroom — 7 rft wardrobe with loft, study | ₹2,98,000 | — |
| Living and dining joinery | ₹3,41,000 | Media wall, crockery unit, entrance storage |
| Designed ceiling and lighting | ₹2,56,000 | Zoned ceiling worth doing at this height; four living circuits |

18% GST adds ₹4,20,840. Excludes the ₹40,000–₹1,00,000 deposit, appliances, loose furniture and flooring.
Clients arrive expecting Powai to be difficult because of the rules. It is the easiest place in Mumbai to run a site. You read the rulebook once, you submit properly, and then nobody interrupts you for three months.

Powai and Chandivali are not the same market
The Powai postcode covers two quite different things. Hiranandani Gardens and the lakeside developments are premium, tall-ceilinged and rule-bound, and they sit at ₹2,310–₹3,280 per sq ft. The Chandivali side and the periphery toward Saki Naka are newer mid-market towers and rehab stock at ₹1,950–₹2,560, with shorter slabs, tighter plans and considerably less formal building management. Both are good places to build; they are different budgets, and a rate quoted for one does not apply to the other.
Practical notes
- Submit the NOC properly the first time. A complete submission — scope, drawings, contractor details, crew list with IDs, an undertaking on structural members — is approved in about a week. An incomplete one takes three.
- Book lift slots for the whole programme in week one. Two-hour slots, shared with the tower, and a missed one costs a day rather than an hour.
- Price the gate-to-lift carry. In the larger blocks material is unloaded at a service gate 300–600 metres from the lift lobby. We show it as a line rather than absorbing it.
- Use the height. If a quotation for a Powai flat has 600 mm lofts on it, ask why; the slab will usually carry 900.
- No handling premium. Loading bays, wide internal roads and working goods lifts. This is why Powai rates sit close to Andheri despite the larger flats and higher finishes.
- Rewiring is rarely needed. Most of this stock is post-2000 with sound copper wiring, which removes ₹1.8–₹3.7 lakh that an older suburb would carry.
What Powai budgets typically include that others do not
Three lines appear more often in a Powai quotation than elsewhere in the city, and all three are consequences of the stock rather than of the client.
- A designed ceiling across the public rooms. Worth ₹1.8–₹3 lakh on a 2BHK, and worth doing here because the height carries it. In a 9′6″ flat the same money is better spent on storage.
- A dressing or walk-in bay in the master bedroom. Powai master bedrooms are frequently 160–200 sq ft, which is enough for a wardrobe run plus a 900 mm dressing bay with a mirror and drawers. ₹1,05,000–₹2.2 lakh.
- A utility and dry balcony fit-out. Township flats usually have one, and enclosing the washing machine, the dryer and the mop cupboard properly is ₹67,000–₹1.7 lakh and keeps all of it out of the kitchen.

Frequently asked questions
What does interior design cost in Powai?+
₹1,950–₹3,280 per sq ft of carpet area, ex-GST. An 820 sq ft 2BHK at a premium finish is about ₹23.4 lakh, and a 3BHK of 1,000–1,400 sq ft runs ₹26.2–₹36.7 lakh at the same level.
Do Hiranandani rules make a project more expensive?+
They add seven to ten days of approval time and a deposit of ₹40,000–₹1,00,000, and they remove 3–6% of cost by providing working service lifts and loading bays that older suburbs do not have. Net, the township is about 4–8% cheaper to construct in and roughly a week slower to start.
Why do taller ceilings matter to the budget?+
Because they buy the cheapest storage in the project. A 900 mm loft instead of 600 mm across 22 running feet of joinery gives 40–70 extra cubic feet for about ₹67,000. At 10 ft or more a designed zoned ceiling also becomes worthwhile, a loft bed becomes possible, and 2,400 mm doors read correctly.
Is Chandivali priced the same as Hiranandani?+
No. Hiranandani Gardens and the lakeside developments sit at ₹2,310–₹3,280 per sq ft; the Chandivali side and the Saki Naka periphery run ₹1,950–₹2,560, with shorter slabs, tighter plans and less formal building management. They are different budgets under one postcode.
Does a Powai flat need rewiring?+
Rarely. Most of this stock is post-2000 with sound copper wiring in adequate conduit, so an electrical rework — new points, additional circuits, dimmers — is usually enough. That removes ₹1.8–₹3.7 lakh that a 1970s Bandra or Dadar flat would carry as a full rewire.
How long does a Powai 2BHK take?+
Eleven to thirteen weeks on site, plus seven to ten days beforehand for the township NOC and worker verification. Submit the NOC complete the first time — scope, drawings, contractor details, crew list with IDs and the structural undertaking — because an incomplete submission takes three weeks instead of one.
