Carpet area basis, ex-GST. The city band of ₹1,580–₹2,680 is the weighted middle of these; the Kharghar outer-sector figure of ₹1,340–₹2,250 sits below it and is quoted separately on the Kharghar suburb page. These are not survey figures: every rate here comes from Navi Mumbai homes we have costed, built and billed, held at October 2026 prices.
Why estimates are more accurate here
- CIDCO planned the nodes, and the layouts repeat. The same 2BHK plan appears in dozens of buildings across Vashi, Nerul and Belapur. We have frequently built your flat before, in a different tower.
- That removes the survey variance. Walls are square, slabs are level, and the dimension on the drawing is the dimension on site. In the island city we budget for a 3–8% adjustment after survey; here it is usually 1–2%.
- Design time is shorter. A layout we know produces a resolved plan in days rather than weeks, and that shows in the design fee.
- Joinery can be pre-engineered. Where the same wardrobe run has been built before, the shop drawing exists, the cutting list exists and the fabrication is faster and cheaper.
- Fewer surprises behind plaster. Most of this stock is post-1990 with copper wiring and no cast-iron stacks, which removes the two largest unknowns in an older Mumbai flat.
- Net effect: an estimate that lands within 3–5% of the final figure, against 8–15% on an older island-city flat.

Planned layouts, predictable prices
A worked budget: 880 sq ft 2BHK, Nerul
A premium fit-out at ₹21.4 lakh, which is ₹2,430 per sq ft — the Nerul premium rate.
| Line | Cost | Note |
|---|---|---|
| Modular kitchen — 12 running feet with a utility run | ₹4,38,000 | ₹36,500 per running foot; BWP, membrane, granite, tall unit |
| Master bedroom — 9 rft wardrobe with loft, bed, dressing ledge | ₹4,07,000 | Larger room allows a dressing position |
| Second bedroom — 7 rft wardrobe with loft, study | ₹2,92,000 | — |
| Living and dining joinery | ₹3,52,000 | Media wall, crockery unit, bench seating, entrance storage |
| False ceiling and lighting | ₹1,88,000 | Zoned; dining pendant on its own circuit |
| Electrical rework and new points | ₹87,000 | 2009 building; sound copper wiring |
| Two bathrooms | ₹1,34,000 | Vanity, glass, mirror; SS 304 inland specification |
| Painting | ₹1,07,000 | Premium emulsion, spot putty |
| Design and supervision | ₹1,33,400 | Layout already known; shorter design phase |
| Total (ex-GST) | ₹21,38,400 | ₹2,430 per sq ft on 880 sq ft carpet |
18% GST adds ₹3,84,912. Excludes the ₹15,000–₹40,000 deposit, appliances, loose furniture and flooring.
Where the creek changes the specification
Navi Mumbai is not uniformly inland. Seawoods, the Vashi creek edge, parts of Belapur and the Ulwe waterfront all sit close enough to open water that the specification changes. Within about a kilometre of the creek we use SS 316 on exposed hardware, marine ply or BWP with a ventilated cavity on external walls, and corrosion-protected AC coils. That adds 4–7% to the project. Inland Kharghar, Airoli, Ghansoli and the Panvel sectors do not need it, and specifying it there is 4–7% spent on a problem that does not exist. The test is not the postcode; it is whether you can see open water from the flat or the building faces it.
A client in Nerul sent us her flat plan and we sent back a budget the same afternoon. We had built the identical layout in another sector four months earlier, down to the beam over the wardrobe wall.

Practical notes
- Deposits are the smallest in the region — commonly ₹15,000–₹40,000, and some newer complexes ask for none at all.
- Working hours are usually more generous than the island city, with many societies permitting 9am to 7pm. That alone shortens a 2BHK programme by about a week.
- Material arrives in full loads to the building, and most towers have a working goods lift. No handling premium anywhere in the node system.
- Commercial fit-out is materially cheaper here too. Belapur and Airoli office work runs well below BKC for comparable specification, largely because landlord rules are lighter and there are rarely mandated vendors.
- Row houses and duplexes are common. Navi Mumbai has more low-rise family housing than anywhere else in the region, and it is costed on built-up rather than carpet area.
- Ask whether your layout has been built before. If a designer knows the plan, the design phase and the fee should both be shorter, and it is reasonable to ask for that to show in the quotation.
Rental and investment fit-outs
A large share of Navi Mumbai work, particularly in Airoli, Ghansoli and the Kharghar outer sectors, is fitting out a flat that will be let rather than lived in. That is a different budget with different rules.
- Budget ₹850–₹1,340 per sq ft, not ₹2,190. A letting fit-out is a kitchen, wardrobes in each bedroom, basic ceilings and painting. Everything decorative is spend that a tenant does not pay for.
- Specify for durability, not appearance. Laminate rather than acrylic, standard hardware rather than premium, vitrified flooring retained. A rental flat sees three or four tenancies before it is refurbished.
- Fit the wardrobes and skip the beds. Built-in storage lets a flat; loose furniture is a depreciating asset the tenant will damage.
- Light it properly anyway. Lighting is the cheapest thing that makes a viewing go well, and four circuits in a living room costs about ₹11,000.
- Expect a 12–18% rent uplift for a furnished flat over a bare one in these nodes, which typically recovers a ₹7–₹11 lakh fit-out in four to six years.
What Navi Mumbai stock arrives with
CIDCO-era and early private stock is handed over bare: a cement floor or basic ceramic tile, a plastered wall, a kitchen platform in granite over a brick base, and electrical points at builder positions. Post-2010 towers arrive with vitrified flooring, a better platform and a token bathroom fit-out. The practical consequence is that a 1990s Vashi or Nerul flat carries a flooring line that a 2015 Kharghar flat does not, which is ₹1.2–₹2.6 lakh on a 2BHK and is the single largest difference between an older and a newer node at the same rate per square foot.

Frequently asked questions
What does interior design cost in Navi Mumbai?+
₹1,580–₹2,680 per sq ft of carpet area, ex-GST. By node: Nerul and Seawoods ₹1,820–₹3,100, Vashi ₹1,700–₹2,980, Belapur and Kharghar core ₹1,640–₹2,800, Airoli and Ghansoli ₹1,580–₹2,680, and Kharghar outer sectors and Panvel ₹1,340–₹2,250.
Why are estimates more accurate in Navi Mumbai?+
Because CIDCO planned the nodes and the layouts repeat, so the same 2BHK plan appears across dozens of buildings. Walls are square, slabs are level and the drawing matches the site, which removes the 3–8% post-survey adjustment an older island-city flat needs. Estimates here typically land within 3–5% of the final figure.
Which Navi Mumbai nodes are cheapest?+
The Kharghar outer sectors, Panvel and Ulwe at ₹1,340–₹2,250 per sq ft, because the stock is newest, the layouts are largest, the deposits are smallest and the sites are the easiest to work on. Nerul and Seawoods are the premium end at ₹1,820–₹3,100.
Do Navi Mumbai flats need coastal specification?+
Only within about a kilometre of open water — Seawoods, the Vashi creek edge, parts of Belapur and the Ulwe waterfront. There, use SS 316 hardware, marine ply or BWP with a ventilated cavity on external walls and corrosion-protected AC coils, adding 4–7%. Inland Kharghar, Airoli, Ghansoli and the Panvel sectors do not need it.
How long does a Navi Mumbai 2BHK take?+
Nine to eleven weeks, shorter than the island city because many societies permit 9am to 7pm rather than 10am to 6pm, material arrives in full loads to the building, and the design phase is shorter where the layout is already known. Deposits are ₹15,000–₹40,000 and some newer complexes ask for none.
Is commercial fit-out cheaper here too?+
Considerably. Belapur and Airoli office work runs well below BKC for comparable specification, largely because landlord fit-out rules are lighter, there are rarely mandated vendors, and night-only working is not imposed. That removes both cost and programme risk.
