What the application usually needs
- A written application from the flat owner stating the scope of work and the expected duration.
- Drawings or a layout, particularly for anything involving civil work or plumbing.
- A structural engineer's letter where any wall is being removed.
- The contractor's details, a worker list with photo identification, and often police verification.
- A refundable deposit against damage to common areas and debris clearance.
- An undertaking on working hours, lift use, and waterproofing responsibility.
The rules that come with it
| Rule | Typical Mumbai position |
|---|---|
| Working hours | 10 am to 6 pm, Monday to Saturday |
| Sundays and public holidays | No work, in most societies |
| Noisy work (breaking, drilling) | Often restricted further, 11 am to 5 pm |
| Service lift | Booked slots; passenger lift prohibited for material |
| Debris | Removed daily or bagged; own contractor, at your cost |
| Workers staying overnight | Almost universally prohibited |
How long it takes
Two to four weeks in most Mumbai societies, because the committee meets monthly and the application must be tabled. Apply as soon as the scope is settled, not when the contractor is ready to start. Where the work involves a wall, a plumbing change or a facade penetration for a chimney duct, allow longer and expect questions.
Insurance is the clause worth adding yourself. Ask the contractor for proof of workmen compensation cover and third-party liability before the crew arrives, and give a copy to the society with the NOC application. It costs the contractor little, and without it an accident on site becomes the flat owner's problem.
Getting the deposit back
Photograph the lobby, lift, staircase and common passage before work starts, with the secretary present if possible. Protect the lift car and the passage floor. Clear debris daily rather than accumulating it. At the end, get a written sign-off from the committee at the same time as your own handover. Deposits are usually refunded within 30 to 60 days; where they are not, it is nearly always over debris or a damaged common surface. See society rules for renovation and BMC permissions.
Frequently asked questions
Is a society NOC legally required?+
The society's bye-laws require it, and in practice your contractor will not get material past the gate without one. For work that changes structure or common services, it also protects you — proceeding without it can mean a stop-work notice mid-project.
How much is the society deposit for renovation?+
₹25,000 to ₹2,00,000 in Mumbai depending on the building and the scope. It is refundable against damage and debris. Some societies also charge a non-refundable administrative fee of ₹5,000–25,000.
Can a society refuse permission for interior work?+
It can refuse work that affects structure, common areas, the facade or common services, and it can impose conditions on hours and access. It cannot reasonably refuse ordinary internal work in your own flat, though disputes do happen.
What are typical society working hours in Mumbai?+
10 am to 6 pm on weekdays and Saturdays, with noisy work often restricted to a narrower window and Sundays excluded. This is the single biggest driver of programme length in a Mumbai flat renovation.
