What is POP (plaster of Paris)?

The wet-mixed gypsum plaster behind most Indian cornices, coves and smooth wall finishes.

Three completely different jobs

  • Punning: a 10–12 mm skim over brick or concrete to take out waviness before paint. No frame, no void, no services hidden — it is a surface treatment.
  • Ceiling facing: POP laid over a GI frame with fibre reinforcement, forming a false ceiling that can curve, step and return in ways a rigid board cannot.
  • Cast work: cornices, roses, arch bands and pelmet profiles cast in a mould and fixed on, then jointed and sanded flush.

Rates, and the two questions to ask

Mumbai supply-and-fix, 2026
WorkRate (ex-GST)Unit
POP punning on walls₹28–45per sq ft
POP punning on soffit₹32–52per sq ft
POP false ceiling on GI frame₹75–110per sq ft
Cast cornice, 75–150 mm₹110–260per running ft
Curved cove return₹180–380per running ft

Ask two things of any POP quotation: the frame spacing (610 mm centres or better) and whether curing water damage is the contractor's risk. Both are where cheap POP work goes wrong.

POP versus gypsum board

Gypsum board is the same chemistry pressed into a paper-faced sheet in a factory. The difference is water and tolerance. POP arrives as powder, is mixed on site, and adds several litres of water per square metre into a flat that then has to dry before painting — usually three to five days in the monsoon. Board goes up dry and can be jointed the same evening.

Board is also straighter, because it is manufactured flat. POP is only as flat as the plasterer. Where POP wins is geometry: a 400 mm radius cove or a stepped dome is far easier to build wet than to cut from sheets. Most of our Mumbai flats use board for the field and POP for the curves.

POP should never be used in a shower enclosure, on an external-facing wall that gets driven rain, or directly over an untreated damp patch — it will powder. Those areas need cement plaster and waterproofing first. See the ceiling design service for how we specify it.

Frequently asked questions

Is POP punning the same as a false ceiling?+

No. Punning is a thin plaster skim bonded directly to the existing surface at ₹28–45 per sq ft. A false ceiling is a framed, suspended assembly at ₹75–130 per sq ft with a service void behind it. They are different products at different prices and do different jobs.

Does POP crack?+

Hairline cracking at joints and at the junction with masonry is normal and is why a coat of putty and a good primer follow it. Structural cracking means the frame moved or the mix was over-watered. A properly framed POP ceiling at 610 mm centres should not crack across its field.

How long does POP take to dry before painting?+

Three to five days in Mumbai's dry months, up to a week in the monsoon. Painting over damp POP traps moisture and blisters the paint within a season. A moisture meter reading under 12% is the sensible go-ahead.

Is POP cheaper than gypsum board?+

Per square foot of ceiling, marginally — about ₹10–20 less. But POP adds drying days to the programme and more site mess. On a whole-flat project the two land close once labour, wastage and the extra week are counted.
