What is an island kitchen?

A freestanding counter in the middle of the room — and 2.4 m of clear width you have to find before you can have one.

The space arithmetic

An island of 1,800 × 900 mm with 1,000 mm circulation all round occupies a footprint of 3.8 m × 2.9 m — about 118 sq ft — before you count the perimeter runs. That is why islands appear in 3BHK and 4BHK flats with open-plan living and almost never in a 2BHK. The test is simple: measure the clear floor between the existing runs. Under 2.4 m, an island will make the kitchen worse, not better.

Clear width between runsWhat fitsVerdict
Under 2.4 mNothingNo island; consider a peninsula

2.8–3.4 m900 mm-deep islandIsland with seating one side

Servicing it is the real cost

An island with a hob needs a gas line routed under the floor or around the perimeter, an extraction path — either a ceiling-mounted or downdraft chimney — and power. An island with a sink needs a drain line chased into the slab with adequate fall, which in an RCC Mumbai flat may simply not be possible without raising the floor. A dry island with power sockets is straightforward; a wet or cooking island can add ₹60,000–2 lakh in services alone and must be agreed with the society before any chasing starts.

Peninsula: the version that fits

A peninsula is an island attached at one end to a run or a wall. It gives the same prep counter and seating edge, needs circulation on only three sides, and carries services along the attached leg rather than under the floor. In most Mumbai flats that want an island, a peninsula is what actually gets built, at roughly 60% of the cost. Compare with the U-shaped and parallel layouts, and see modular kitchen design.

Frequently asked questions

How much space is needed for a kitchen island?+

900–1,100 mm of clear circulation on every side used, which means at least 2.4 m of clear width between the existing runs for a shallow island and 3.4 m for one with seating and a hob.

Can an island have a hob or sink in Mumbai?+

A hob, usually — it needs a gas line and an extraction route. A sink is harder, because the drain must reach the stack with fall, and chasing a slab in an RCC tower is often prohibited by the society. Check both before designing.

How much does a kitchen island cost?+

₹95,000–1.8 lakh for a dry island with storage and a stone top; ₹2–4 lakh once a hob, extraction, power and seating overhang are included. Services, not joinery, drive the upper end.

Is a peninsula better than an island?+

In most Mumbai flats, yes. It gives the same working edge and seating with services routed along the attached leg, needs circulation on three sides instead of four, and costs about 40% less.
