Frame or duct
Two ways to install one. A steel support frame — the free-standing type — carries both the cistern and the weight of the wall-hung pan on its own legs and is boarded over, which means it can be placed against any wall including a partition. A duct installation builds the cistern into an existing masonry niche or a block-built duct. The frame is more expensive at ₹9,000–18,000 extra and is the correct choice whenever the wall behind is not solid masonry.
What it costs, all in
| Item | Cost | Note |
|---|---|---|
| Concealed cistern, branded | ₹9,000–22,000 | Geberit, Grohe, Jaquar, Kohler |
| Support frame | ₹9,000–18,000 | Required on partition walls |
| Wall-hung pan | ₹12,000–45,000 | Rimless pans clean far better |
| Flush plate | ₹2,200–12,000 | Where the visible design budget goes |
| Duct building and tiling | ₹8,000–18,000 | Masonry, plaster, waterproofing, tile |
| Access panel, tiled magnetic | ₹4,500–9,000 | Non-negotiable |
The access panel argument
Everything inside the wall — the inlet valve, the flush valve, the seals — is a consumable with a ten to fifteen year life. If the flush plate aperture is the only access, a valve replacement means breaking tiles. Good practice is a flush plate that lifts out to reach the valves, plus a tiled magnetic access panel in the duct side for the water connection and the stop cock. Contractors skip the second one because it is fiddly to detail; insist on it at drawing stage.
Concealed versus exposed
An exposed wall-mounted or close-coupled cistern costs ₹4,000–12,000, is trivially serviceable and is visually a lump in the room. Concealed costs three to five times as much, gives you a clear floor to mop under and a quieter flush, and demands that you plan for maintenance. In a wet and dry bathroom with a wall-hung vanity, the clear floor is the whole point and concealed makes sense. See bathroom renovation costs.
Frequently asked questions
How much wall depth does a concealed cistern need?+
Typically 180–230 mm from the finished wall face for a standard frame, plus board and tile. Slim frames exist at around 130 mm for tight bathrooms, at a premium and with a smaller tank.
What happens if a concealed cistern leaks?+
With a proper access panel, the valve is replaced in an hour. Without one, tiles come off. The leak itself is usually a worn inlet or flush valve seal — a ₹1,500 part, whose cost is entirely determined by how you detailed the access.
Can a concealed cistern be fitted on a drywall partition?+
Yes, with a self-supporting steel frame that carries both the cistern and the pan load to the floor. Do not hang a wall-hung pan from gypsum board on any other arrangement.
Is a wall-hung WC better than a floor-mounted one?+
For cleaning, clearly — nothing meets the floor, so a mop goes straight under. It costs more, needs a frame, and the frame must be set out before tiling. Floor-mounted pans with concealed cisterns are a valid middle option.
