A Juhu flat is not a small Juhu house
The house market here gets all the attention and the apartment market is larger. The two have almost nothing in common as projects, and the differences are worth stating plainly.
| Juhu apartment | Juhu house | |
|---|---|---|
| Typical size | 1,100 – 2,400 sq ft carpet | 3,000 – 8,000 sq ft |
| Consultants | Usually none beyond our own team | Five or six |
| Structure | Not touched | Frequently altered, engineer-led |
| Approvals | Society NOC | Society, CRZ scoping, sometimes structural certification |
| Programme | 12 – 18 weeks | 8 – 11 months |
| Rate | ₹2,550 – 4,380 per sq ft | ₹4,800 – 9,000 per sq ft |
| The hard part | Getting material into a small low-rise building | Coordinating six disciplines over nine months |
Package prices by flat size
| Flat | Typical carpet | Restrained ₹2,550 | Considered ₹3,410 | Fine ₹4,380 |
|---|---|---|---|---|
| 2BHK | 900 – 1,200 sq ft | ₹23.0 – 30.6 L | ₹30.7 – 40.9 L | ₹39.4 – 52.6 L |
| 3BHK | 1,500 – 2,200 sq ft | ₹38.3 – 56.1 L | ₹51.2 – 75.0 L | ₹65.7 – 96.4 L |
| 4BHK | 2,400 – 3,200 sq ft | ₹61.2 – 81.6 L | ₹81.8 – 109.1 L | ₹105.1 – 140.2 L |
Ex-GST, each cell being the rate multiplied by the carpet band in the same row. The ranges are set by Juhu apartments we have already delivered and billed, costed as at October 2026. Add ₹200–₹340 per sq ft for a full rewire, which pre-1995 buildings here usually need.
Worked example: 1,750 sq ft 3BHK, Juhu Tara Road
| Item | ₹ lakh | Detail |
|---|---|---|
| Civil, plumbing and full rewire | 5.2 | 1988 building; complete circuit replacement and new distribution |
| Joinery throughout | 24.8 | SS 316 hardware on the sea-facing rooms, SS 304 inland side |
| Modular kitchen, 12 running feet at ₹68,800 | 8.3 | Quartz counter, ducted chimney, sealed edges at every cut-out |
| False ceiling and lighting | 6.6 | Layered scheme; 3.0 m slabs allow a full ceiling |
| Flooring — three bedrooms and passage | 4.1 | Living-room stone cleaned and retained |
| Painting and wall finishes | 2.9 | Anti-fungal base coat throughout, exterior grade on balcony soffits |
| Three bathrooms refitted | 5.7 | Waterproofing re-laid in two; fittings and glass in all three |
| Total, ex-GST | 57.6 | ₹3,291 per sq ft on 1,750 sq ft carpet |
Add 18% GST. Design, society file, protection, debris and supervision are inside these figures. The rewire is ₹5.2 lakh of the total and was not optional on a 1988 building running five air conditioners.

Large apartments in small buildings
Small buildings, and what they mean in practice
- There is no facilities team. A twelve-flat Juhu co-operative has a secretary, a watchman and a part-time accountant. Everything — the NOC, the lift protection, the debris schedule, the water for the site — is arranged with individuals rather than with a department. We do it face to face in the first week and it works well, but it cannot be done by email.
- The lift is small and it is the only one. Typically a 6-passenger car with a 700 mm door, shared with every resident. Joinery is sized to it, deliveries are scheduled outside school and office hours, and anything oversized is planned at survey for a stair carry.
- You will meet your neighbours. In a building of twelve to twenty-four flats, the people affected by your renovation are people you will see daily for years. A named supervisor, a notice on the board with dates, and debris that never sits on a landing are worth more here than in any tower.
- Parking for the crew does not exist. Deliveries are scheduled before 9am, the vehicle does not wait, and nobody's car is blocked. We agree this with the secretary in writing at the start, because it is the single most common source of friction on a Juhu flat project.
Balconies, which Juhu flats have and most Mumbai flats do not
A Juhu apartment of this era usually has a deep balcony or veranda on the sea side, and it is the best room in the flat for eight months of the year. What we do with it is constrained: CRZ and the society together rule out enclosing it or glazing it in most buildings, so it stays an outdoor room. That is the right answer anyway. A drained and levelled floor, weather-resistant seating, a louvred storage unit in exterior specification, planting that survives salt, and lighting on a separate circuit turn twenty-five square metres of dead space into the part of the flat that gets used most — for ₹2.5 to ₹5 lakh, which is less than the flooring line on the same project.
The balcony floor is the one place we insist on a proper detail rather than a quick one. It has to fall to a drain, the threshold into the flat has to be raised and sealed, and the finish has to be rated for wet and dry slip. A Juhu balcony that drains inward after the first monsoon damages the room behind it, and that is a repair rather than a snag.

Frequently asked questions
Do sea-facing flats cost more to fit out than inland ones?+
Around 5–8% more, concentrated in hardware and board specification on the exposed side of the flat — SS 316 instead of SS 304, sealed edges everywhere, exterior-grade paint on balcony soffits and no untreated mild steel. The inland rooms of the same flat are specified normally. Applying a marine specification to the whole apartment is a common and expensive mistake.
Why does a Juhu flat need rewiring so often?+
Because most of these buildings were wired before 1995 for two air conditioners and a geyser. A modern household runs five ACs, an induction hob, a dishwasher, a washing machine and a home office. On our 1,750 sq ft example the rewire was ₹5.2 lakh of ₹57.6 lakh, and it was what made everything else safe to install.
How long does a Juhu apartment take?+
Twelve to eighteen weeks for a three-bedroom, against eight to eleven months for a house. The difference is that an apartment involves no consultants, no structural work and no CRZ scoping — it is one team doing one continuous job, with the small-building logistics as the main constraint.
Can you work around the neighbours in a twelve-flat building?+
It is essential rather than optional. A named supervisor whose number is on the board, a notice with the working dates, deliveries scheduled before 9am so nobody is blocked, debris that never sits on a landing, and a hard stop at six. In a building this size goodwill is a project resource and losing it costs weeks.
Is the kitchen included in the flat package?+
Yes — the modular kitchen with counter, chimney, hob, sink and internal accessories is inside the rate. On our example the twelve-foot kitchen was ₹8.3 lakh. Free-standing appliances, loose furniture, curtains and art are excluded and listed as exclusions on the front page of the quotation.
