What the money buys

The most useful way to understand a luxury budget is line by line against a premium one. Our essay on what actually makes an interior luxury covers the philosophy; these answers cover the arithmetic.

What does a luxury interior cost in Mumbai?+

Across the Mumbai market, ₹4,500–₹12,000 per sq ft of carpet area ex-GST, which puts a 2,000 sq ft apartment between ₹90 lakh and ₹2.4 crore before art and loose furniture. Above ₹12,000 per sq ft you are generally paying for specific imported pieces or bespoke commissions rather than for a higher standard of general work.

Is imported always better than Indian?+

No, and it is the assumption that wastes the most money in luxury projects. Indian stone, joinery and metalwork are world-class when you find the right workshop. Where imported genuinely leads is precision hardware, specification-grade lighting, brassware and certain engineered systems. Import those; make the rest here, better and faster.

What is the biggest difference in execution?+

Tolerance. A premium project works to ±2 mm and a luxury one to ±0.5 mm, which changes the workshop, the machinery and the amount of site preparation required. It is why a luxury project takes longer and why it looks different from three metres away even when the materials are similar.

Programme and procurement

How long does a luxury project take?+

Twenty-eight to fifty-two weeks for a 2,000–4,000 sq ft apartment, of which eight to twelve weeks is design development and procurement before site work begins. Imported items are the constraint: 10–22 weeks for lighting, brassware and specialist hardware, longer for bespoke furniture commissions.

When do imported items need ordering?+

In the first month, against approved drawings, with a customs and clearance allowance of three to five weeks beyond the supplier's quoted lead time. Waiting until site work begins adds the full lead time to the end of the programme, and it is the single commonest cause of a luxury project finishing late.

Do luxury projects use mock-ups?+

Frequently, and they are worth the cost. A sample panel of the veneer with the intended joint detail, a bathroom mock-up, or a full mock-up of a repeating element lets decisions be made against reality rather than against a render. Budget 1–3% of project value; it routinely saves multiples of that.

Why do luxury projects overrun?+

Three causes: imported items ordered late, client decisions deferred because the client is travelling, and scope that grows without a variation mechanism. None are technical. A named decision-maker, a fortnightly review with a decision log and a written variation procedure address all three.

Specification and materials

Which stone is worth the money?+

The slab you selected yourself, whatever the name on it. Natural stone varies enormously within a quarry lot, and the difference between a beautiful installation and a disappointing one is usually slab selection and cut planning rather than the species. Always visit the yard, photograph the slab, and mark the cut lines on the photograph with the fabricator.

Is solid timber better than veneer?+

Not automatically. Solid timber moves with humidity and needs frame-and-panel construction to survive Mumbai; a high-quality veneer on a stable substrate is dimensionally better behaved and allows grain sequencing across a run that solid timber cannot match. Use solid where it is touched and seen in section; veneer for large faces.

What lighting specification does luxury need?+

Specification-grade fittings with genuine photometric data, CRI 95 or better, consistent colour binning across the project, and a control system — DALI or equivalent — with scenes rather than switches. Lighting is where the difference between an expensive room and a luxurious one is most visible, and it is the most commonly under-budgeted line.

How much should go into art and furniture?+

Twenty-five to forty per cent of the total budget in most luxury projects, and it is usually a separate line from the fit-out contract. Deciding it early matters, because a room designed around specific pieces is different from a room furnished after it is built, and the second approach is what makes expensive rooms look unresolved.

Governance and working relationship

How should a luxury project be governed?+

A named client decision-maker, a fortnightly review with a written decision log, a formal variation procedure with agreed rates, and a single point of accountability on the delivery side. On projects above roughly ₹1.5 crore, an independent project manager acting for the client is usually worth their fee.

What should the contract include?+

Everything a standard contract includes, plus a materials schedule naming specific slabs and batches, an imported-items procurement schedule with dates, a mock-up and approval protocol, a defects liability period of twelve months with retention, and a written protocol for what happens when a specified item becomes unavailable.

Can a luxury project be phased?+

Poorly. The detailing depends on continuity — a stone floor laid in two phases will show the join, and two batches of veneer will not match. Where phasing is unavoidable, order the full quantity of every continuous material at the outset and store it, which is an inventory cost but the only way to protect the result.

What is the most common regret?+

Under-specifying the lighting and over-specifying the joinery. Clients remember the rooms that felt right, and that feeling is mostly light. A project with exceptional joinery and ordinary downlights reads as expensive; the same joinery with a properly designed lighting scheme reads as considered.

Frequently asked questions

What does a luxury interior cost in Mumbai?+

Across the Mumbai market, ₹4,500–₹12,000 per sq ft of carpet area ex-GST, so ₹90 lakh to ₹2.4 crore for a 2,000 sq ft apartment before art and loose furniture. Above ₹12,000 per sq ft the spend is generally going into specific imported pieces or bespoke commissions rather than a higher general standard.

What makes an interior luxury rather than just expensive?+

Tolerance, material authenticity and integration. Luxury joinery works to ±0.5 mm against ±2 mm; materials are what they appear to be; and services are integrated rather than applied. None of that involves ornament, which is why some very expensive interiors do not read as luxury.

How long does a luxury interior take?+

Twenty-eight to fifty-two weeks for a 2,000–4,000 sq ft apartment, including eight to twelve weeks of design development and procurement before site work. Imported lighting, brassware and hardware at 10–22 weeks plus customs clearance are what set the critical path.

Are imported materials better?+

For precision hardware, specification-grade lighting and brassware, generally yes. For stone, joinery and metalwork, Indian workshops are world-class when you find the right one, and the saving in both cost and lead time is substantial. Import selectively; making everything abroad is the most common way to waste a luxury budget.

How much of a luxury budget goes to furniture and art?+

Twenty-five to forty per cent, usually contracted separately from the fit-out. Deciding it early matters: a room designed around specific pieces reads differently from one furnished after it is built, and the second sequence is why some expensive interiors look unresolved when finished.

What is under-budgeted most often in luxury projects?+

Lighting. Specification-grade fittings with real photometric data, CRI 95, consistent colour binning and a scene-based control system cost ₹600–₹2,200 per sq ft against ₹165–₹410 at premium level. It is the line that most determines whether a finished room feels considered or merely costly.
