What is asked for, and what we recommend
This is the most common conversation we have on a Navi Mumbai flat, so it is worth setting out plainly.
| Commonly asked for | What it leaves you | What we recommend instead | Difference in cost |
|---|---|---|---|
| Full ceiling throughout the flat | 2.60 m everywhere | Cove in living and dining, nothing in bedrooms | Saves ₹35,000 – 55,000 |
| Stepped ceiling in the living room | 2.57 m at the lower level | Deeper cove with a profile light | Saves ₹12,000 – 20,000 |
| Ceiling in both bedrooms | 2.60 m over a bed | Cove over the bed head only | Saves ₹18,000 – 26,000 |
| Ceiling in the kitchen | A grease trap and a hidden leak | Painted slab and under-cabinet lighting | Saves ₹14,000 – 22,000 |
| Ceiling in the passage | No loss — nobody stands still there | Agreed; this one is worth doing | — |
Figures are indicative for an 800–900 sq ft flat. We will quote what you ask for; we will also tell you what we would do.
Worked example: 500 sq ft of ceiling in an 860 sq ft flat
A Nerul CIDCO flat with a 2.75 metre slab. Cove in the living and dining area, plain ceiling in the passage, cove over the bed in the master bedroom, nothing in the second bedroom or kitchen.
| Scope | ₹ lakh | Note |
|---|---|---|
| Frame and suspension | 0.16 | Galvanised sections, spans set to the known beam grid |
| Board and finishing | 0.21 | Standard board; two-coat jointing and sanding |
| Cove detail | 0.11 | Continuous cove in the living room and over the bed head |
| Grille integration | 0.04 | Split unit drain routed within the cove rather than surface-run |
| Access panels | 0.02 | At the drain crossing |
| Painting | 0.11 | Two coats over primer |
| Total, ex-GST | 0.65 | ₹130 per sq ft of ceiling |
Add 18% GST. Excludes light fittings. A full flat-wide ceiling on the same flat would have been about ₹1.35 lakh and left every room at 2.60 metres.

Less ceiling, better lighting, a taller room
Knowing the beams before we arrive
CIDCO's repeating plans have a practical benefit for ceiling work specifically. Beam positions, slab soffit levels and the location of the plumbing and electrical crossings are consistent within a building type, and we hold that information for several of the common sector plans. That means we can tell you before the survey whether the beam over your living room will interrupt a continuous cove, whether the split unit drain can be concealed in the cove or needs its own pocket, and where the ceiling will have to step. On an unplanned suburb's stock all of that is discovered on site, sometimes after the design is agreed. Here it is usually known in advance, and it is one of the few genuine design advantages of a planned city.
Two specification points
- Galvanised frame on the creek side. On Palm Beach, the Seawoods creek edge and the Airoli mangrove frontage, a painted mild-steel ceiling frame will corrode where it meets the external wall. Galvanised sections cost around ₹8 per square foot more and remove the problem. Inland — Vashi sector 17, Kopar Khairane — it is an unnecessary cost.
- Conceal the split unit drain properly. The single most common ceiling defect we are called to repair in this stock is a split air conditioner drain run inside a cove without a fall, which backs up and stains the board. The drain needs a continuous fall to its outlet, a cleanable route and an access point. It is a five-minute design decision and a two-day repair.
Where the ceiling sits in the programme
The ceiling is not a finishing item and treating it as one is how projects go wrong. It comes after the electrical first fix, after the air conditioning pipe and drain runs are installed and pressure-tested, and after any plumbing crossing the void has been tested and left under pressure overnight. It comes before flooring, before joinery installation and before painting. Everything in the void must be complete, tested and photographed before a single board goes up, because the first thing anyone does after a leak appears is take down a ceiling that was finished three weeks earlier. We photograph the whole void before boarding and the images go into the handover file, which has settled more than one argument about where a concealed pipe runs.

Frequently asked questions
Why would you quote a smaller ceiling than I asked for?+
Because in a 2.75 metre flat a full ceiling leaves 2.60 metres everywhere, and most people find that low within a week of moving in. We will build what you ask for. We will also tell you that a cove in the living room with a good profile light gives most of the effect, saves ₹35,000–₹55,000 and keeps the height.
Do you know my flat's beam positions already?+
Often. CIDCO plans repeat and we hold beam grids and soffit levels for several common sector building types. It lets us tell you before the survey whether a continuous cove is possible, where the ceiling must step, and whether the air conditioner drain can be concealed in the cove.
Why does the air conditioner drain matter so much?+
Because it is the most common ceiling defect in this stock. A drain run inside a cove without a continuous fall backs up and stains the board, and the repair means opening and repainting. It needs a designed fall, a cleanable route and an access point — a five-minute decision that prevents a two-day repair.
Is a galvanised frame worth the extra?+
On the creek-facing frontages, yes — around ₹8 per square foot, and it removes corrosion where the frame meets the external wall. Two sectors inland it is unnecessary. We specify by location rather than applying a coastal premium across the whole region.
How long does a ceiling take?+
Six to nine days for a flat of this size, including drying time between jointing coats. It comes after electrical first fix and before flooring and joinery. In a walk-up building, add a day for material handling — board is awkward rather than heavy, and a half-landing turn is slow.
