Two kinds of Mumbai duplex
| Builder-provided duplex | Two flats joined later | |
|---|---|---|
| Where | Mill-land towers, Powai, Thane, Navi Mumbai, newer redevelopment | Anywhere; typically an owner buying the flat above |
| Staircase | Already provided, usually RCC, position fixed | Has to be created — a new slab opening |
| Approval | None needed for the stair | Structural engineer’s certificate plus society approval; frequently refused |
| Services | Designed as one home, risers coordinated | Two separate sets of services to rationalise |
| Plan | Coherent; the levels relate | Two independent plans that have to be made into one |
| Cost | ₹1,750 – 4,500 per sq ft | Add ₹4 – 12 lakh for the opening, structural work and making good |
| Programme | 18 – 24 weeks | 22 – 28 weeks, and the approval precedes all of it |
Cutting the slab, if that is what you are doing
- Start with a registered structural engineer. A site inspection, a check of the original structural drawings where they exist, and a written certificate stating that the proposed opening is safe with the specified strengthening.
- Expect strengthening, not just cutting. A new opening in a slab means edge beams or a steel frame around it. This is ₹2.5–₹6 lakh of structural work before any finishing.
- The society decides. Many committees refuse on principle, some require an independent engineer’s opinion at your cost, and a few approve readily. Establish which before you buy the second flat, not after.
- Core-cut, do not break. A diamond-cut opening is quieter, faster and does not vibrate the structure the way a breaker does. It costs more and it is what a society will accept.
- The dust and noise fall in the first two weeks. Sequence it to the start of the programme, tell the neighbours, and take dated photographs of the flats below and beside before you begin.
- Amalgamation is a separate matter. Merging two flats formally — share certificate, society records, property tax — is a legal and administrative process that runs alongside and should be started early.

Impact noise, which is worse in a flat
- Mumbai residential slabs are typically 125–150 mm, thinner than a villa slab, and the sound insulation between your two floors is correspondingly poorer.
- A resilient underlay is not optional here. 5–10 mm under the upper floor finish, at ₹90–₹280 per sq ft. It is the cheapest thing you will be glad of.
- Keep the upstairs bathroom off the downstairs bedroom. In a compact Mumbai duplex this is often difficult and it is worth moving a wall to achieve.
- The staircase transmits more than the slab does. An MS stringer bolted hard to both floors is a drum. Use resilient pads at the fixings; it costs almost nothing.
- Remember the flat below yours. A duplex owner tends to think about noise between their own two floors and forgets that there is a third household under the lower one, who will hear the same footsteps.
- Soft-close and felt pads throughout the upper floor. Trivial, and it removes most of the sharp sounds that carry.
Logistics on two floors
A duplex fit-out delivers the material of a large flat through one service lift, and then carries half of it up an internal staircase that is itself under construction. That sequencing is the whole logistics problem.
| Issue | How we handle it |
|---|---|
| The staircase is both a route and a work item | Finish the structure early, protect it heavily, and do the final finish last |
| Material for the upper floor | Delivered before the stair finish, or carried after it with full protection; never both |
| Two floors, one crew | Sequence trades by floor rather than running both at once; it is slower per week and faster overall |
| Debris from two floors | A chute is not permitted in most buildings; bagged, carried, removed daily |
| Lift bookings | Roughly double a single-floor flat; booked for the full programme in week one |
| Protection | Both lift lobbies, both landings, the common passage on two floors |
A client in Powai bought the flat above and assumed the stair was a formality. The society took eleven weeks and two engineers to approve it. We now ask that question in the first phone call.

Five things Mumbai duplex clients ask for that need a conversation
- A glass balustrade all the way up. Beautiful, and 12 mm toughened glass at ₹2,800–₹6,500 per running foot is also a weekly cleaning commitment in a city this dusty. We usually propose glass on the feature flight and a slatted or MS balustrade on the return.
- A double-height living room in a flat. Only exists if the builder provided it; removing a slab to create one is not a renovation, it is a structural alteration and no Mumbai society will permit it.
- A spiral stair to save space. It does save 15–25 sq ft, and you cannot carry a mattress, a wardrobe carcass or an unwell person up it. In a home you intend to stay in, it is rarely the right trade.
- Two kitchens. Occasionally justified in a joint-family duplex, and it doubles the ventilation, drainage and gas coordination. Where the need is a second tea point, a 4-foot pantry unit upstairs does the job for a tenth of the cost.
- Skipping the underlay to save money. The acoustic underlay is usually ₹80,000–₹2 lakh across an upper floor, and it is the item most often value-engineered out and most often regretted within the first month of living there.

| Bandra West, Khar, Juhu | ₹2,800 – 4,200 | 1,600 – 2,400 sq ft |

| Thane and Navi Mumbai | ₹1,750 – 2,500 | 1,400 – 2,200 sq ft |
Combined carpet area of both levels, ex-GST. Excludes the cost of creating a new staircase opening, which is ₹4–12 lakh where it is permitted at all.

Frequently asked questions
What does a duplex interior cost in Mumbai?+
₹1,750–₹2,500 per sq ft of combined carpet in Thane and Navi Mumbai, ₹2,000–₹3,000 across the western suburbs, ₹2,100–₹3,100 in Powai and Chembur and ₹2,800–₹4,500 in Bandra West, Worli and Lower Parel. Ex-GST, excluding the cost of creating a new staircase opening.
Can I join two flats with an internal staircase?+
Only with a registered structural engineer's certificate and the society's approval, and many committees refuse on principle. Where it is permitted, the opening needs edge beams or a steel frame around it — ₹2.5–₹6 lakh of structural work — and the total including making good runs ₹4–₹12 lakh. Establish the society's position before you buy the second flat.
How long does society approval for a slab opening take?+
Anything from three to twelve weeks. Some committees decide at one meeting; others require an independent engineer's opinion at your cost and then a general body resolution. It precedes all design and construction work, so it should be the first thing started, not the last.
Is noise between floors worse in a Mumbai duplex?+
Yes, because residential slabs here are typically 125–150 mm, thinner than a villa slab. A 5–10 mm resilient underlay beneath the upper floor finish at ₹90–₹280 per sq ft is essential rather than optional, and the staircase needs resilient pads at its fixings because an MS stringer bolted hard to both floors acts as a drum.
How long does a Mumbai duplex fit-out take?+
Eighteen to twenty-four weeks for a builder-provided duplex and twenty-two to twenty-eight where two flats are being joined, under 10am–6pm society hours. Sequencing trades floor by floor rather than running both at once is slower per week and faster overall, because the staircase is both the access route and a work item.
Do I need to formally merge the two flats?+
If you are joining two separately owned flats, yes — the share certificate, the society records and the property tax entry all need to reflect the amalgamation. It is a legal and administrative process that runs alongside the construction and should be started early, because it also affects the society's willingness to approve the opening.
