What the brochure contains

The full contents are below. The two lists that matter most are the fourth and fifth — what is always included and what never is.

Essential — Rs 1,250 to 1,600 per sq ft carpet

  • MR ply carcass with 1 mm laminate shutters; BWP in wet bays only.
  • Branded hinges and channels with soft-close on kitchen and wardrobe.
  • Plain gypsum false ceiling in living and bedrooms, with a single cove.
  • Two coats of premium emulsion over putty and primer.
  • Best for a first home or a rental-grade fit-out with a five-to-seven-year horizon.

Premium — Rs 1,750 to 2,400 per sq ft carpet

  • BWP carcass throughout wet zones, MR elsewhere, with 2 mm edge banding on exposed edges.
  • Acrylic or high-gloss shutters in the kitchen, laminate or veneer in bedrooms.
  • Tandem drawers, corner units and a tall pantry as standard in the kitchen.
  • Layered lighting with separate cove, spot and task circuits, on dimmers.
  • Quartz counter, upgraded CP fittings and full bathroom refresh included.

Luxury — Rs 2,800 to 4,500 per sq ft carpet

  • Veneer and PU-finished joinery, book-matched where the layout allows.
  • Imported hardware, motorised elements and integrated appliance garages.
  • Natural stone, engineered wood flooring and bespoke metal detailing.
  • Home automation for lighting, curtains and climate, with a documented control plan.
  • Dedicated project manager and a weekly on-site client review.

What every package includes

  • Measurement survey, layouts, elevations, 3D views and a dimensioned working drawing set.
  • A BOQ naming plywood grade, laminate code and hardware brand against every line.
  • Society NOC coordination, site protection, daily cleaning and debris removal.
  • Milestone-linked payments and a signed snag closure before the final instalment.
  • Warranty card with element-wise durations and a defects liability period.

What no package includes

  • Loose furniture, mattresses, curtains and soft furnishings.
  • Appliances, air conditioners and their brand warranties.
  • Society deposits, lift charges and municipal fees.
  • Structural work of any kind, which requires separate approval.
  • Art, plants and styling items shown in 3D views.

The process, in eight steps

  • Free consultation and site visit, then a measured survey.
  • Concept layouts and a budget range within five working days.
  • Design development, elevations and 3D views; material selection closed in parallel.
  • BOQ, contract and programme signed; society NOC obtained.
  • Site mobilisation, demolition and first fix with photographic records.
  • Factory manufacture running alongside site finishing work.
  • Installation, second fix, deep clean and snagging by zone.
  • Handover with documents, warranty card and a 30-day review.

How to choose a package

  1. Decide your horizon first. Essential is a five-to-seven-year fit-out; Premium is a ten-year one. That decision sets the package more reliably than taste does.
  2. Spend the difference where you touch it. Kitchen hardware and wardrobe internals repay an upgrade daily; a luxury false ceiling does not.
  3. Mix where it makes sense. Premium kitchen, essential second bedroom is a common and sensible split.
  4. Budget the exclusions separately at 15 to 25 per cent on top before you commit to a package.

Three things worth knowing

  • The drawings are the same in every package. A studio that reduces the drawing set at a lower price point is reducing the thing that prevents mistakes.
  • Warranty durations do not change by package. BWP is BWP whichever tier it sits in.
  • Luxury is mostly detailing. The shadow gaps, tolerances and integrated services are where the money goes, not the material list.

Frequently asked questions

Can I mix packages between rooms?+

Yes, and most clients should. A premium kitchen and essential bedrooms is a common split, because the kitchen takes the daily wear and the bedrooms do not. What is not worth mixing is carcass grade in wet zones — that stays BWP regardless of which package the room sits in.

What is the actual difference between Essential and Premium?+

Carcass grade in wet areas, 2 mm rather than 0.8 mm edge banding, acrylic instead of laminate in the kitchen, tandem drawers instead of ball-bearing channels, layered lighting on separate dimmable circuits, and a quartz rather than granite counter. About Rs 500 to 800 per sq ft carpet.

Is the design fee separate?+

On a design-and-build contract it is shown as a separate line in the quotation but is part of the same contract. Typically Rs 90 to 160 per sq ft for the full working drawing set with supervision, which is what every package includes.

How much should I budget for loose furniture?+

Fifteen to twenty-five per cent of the fixed-interior budget for sofas, beds, mattresses, dining, curtains and appliances. On a Rs 14 lakh 2BHK that is another Rs 2 to 3.5 lakh, and it is the number most often missing from a plan.

Do you work on a single room?+

Yes — a kitchen, a wardrobe run or one bedroom. The per-sq-ft rate is higher on a single room because the fixed costs of mobilisation, society coordination and supervision are spread over less work. We will tell you honestly when a room-only scope is poor value.
