How to use the bands
- Find your scope, then read the last column. It tells you which of your decisions is moving the number.
- Compare a quotation against the band, not against another quotation. Two quotes can be wrong in the same direction.
- Add GST at 18 per cent and then add 15 to 25 per cent for loose furniture and appliances.
- Adjust for location. Thane and Navi Mumbai run 8 to 12 per cent below; south Mumbai heritage buildings run above.
Three ways a price leaves its band
- Civil work. Nothing moves an interior budget faster than discovering a wall is structural or a slab needs levelling.
- Imported hardware and stone. The same kitchen layout can double on hardware and counter material alone.
- Access. A 6 ft lift diagonal, a narrow lane or a heritage precinct adds real cost through knock-down construction and restricted hours.

Frequently asked questions
Why quote bands instead of a single price?+
Because a single price is a guess presented as a fact. The band reflects the genuine spread in the Mumbai market for the same nominal scope, and the last column tells you which of your own decisions determines where in that band you land.
Are these rates negotiable?+
The bottom of a band is usually negotiable only by reducing specification. What is negotiable without losing anything is scope sequencing — deferring a room, or doing loose furniture later. A contractor discounting 25 per cent off the bottom of a band is not absorbing margin; they are removing something.
Do these figures include GST?+
No. Everything is ex-GST. Interior works contracts attract 18 per cent in India on most line items, so add that before comparing with any all-in number you have been given.
How much cheaper is Thane or Navi Mumbai?+
Eight to twelve per cent on labour-intensive scopes and almost nothing on material-heavy ones. Stone, hardware and appliances cost the same everywhere; the saving is in labour rates, site overheads and travel.
How often do these bands change?+
We revise them annually. Plywood, laminate and stone move most, sometimes 8 to 15 per cent in a year. Hardware imports move with currency. Labour has risen steadily in Mumbai for the last several years and shows no sign of reversing.
