| Andheri West, Goregaon | 820 – 1,100 sq ft | 1990s–2000s towers | Utility rooms treated as storage, not designed |
| Powai, Chandivali, Vikhroli | 950 – 1,350 sq ft | Hiranandani and newer towers | Shear walls; strict society rules |
| Chembur, Wadala, Mulund | 900 – 1,250 sq ft | Redevelopment and older stock | Electrical load upgrades common |
| Thane, Navi Mumbai | 1,000 – 1,400 sq ft | Largest layouts in the MMR | Genuine room for a study or media room |
RERA carpet area, excluding balconies which are stated separately. A flat sold as 1,750 sq ft saleable in Powai is commonly 1,050–1,150 sq ft of carpet.
The rooms Mumbai forgets to design
In a Mumbai 3BHK the bedrooms and living room get all the attention, and three spaces that materially affect how the home runs get almost none.
- The utility area. Washing machine, dishwasher connection, cleaning supplies, brooms, the water purifier and the maid's working space. Designed properly with a counter, a trapped drain and wall cabinets it costs ₹65,000–₹1,80,000 and removes clutter from the kitchen permanently.
- The servant's room and toilet, where the plan includes one. Typically 40–60 sq ft. Even where nobody lives in, it is the best storage room in the flat if it is fitted with shelving rather than left as a dumping ground — and where someone does, it deserves proper ventilation, a fan, a light and a lockable cupboard.
- The dry balcony. Drying, the outdoor unit, and in many flats the only place the household's bulk storage can go. Wall cabinets, a retractable rack and a weatherproof finish for ₹85,000–₹2,20,000. Check the society's position before glazing it.
- The entrance foyer. Mumbai 3BHKs often have a genuine 4 x 5 ft foyer, which is the most wasted space in the city. Shoe storage, a console, a mirror and a mandir niche all fit there.
Design the utility and the entrance properly and a Mumbai 3BHK stops looking like it is coping. Everything else is bedrooms.

Zoning for how Mumbai families actually live
A significant share of our 3BHK clients are two or three generations in one flat, and the zoning brief that follows is different from a nuclear-family plan.
- The parents' bedroom near the entrance, not the far end. Shorter walk to the door and the guest WC, and away from the children's noise.
- Two living zones rather than one. A formal seating area and a family TV area, separated by a partial storage wall or a level change, so the television and a conversation can happen at once.
- A second dining point. A breakfast counter or a kitchen-adjacent table takes the daily load off the formal dining table, which matters in a household of six.
- Bathroom access without crossing a bedroom. Common in older plans, worth fixing with a redrawn passage where a non-structural wall allows it.
- Storage for two households' possessions. A joint family needs roughly 40% more storage volume than a nuclear one in the same flat, which usually means lofts in every room and a fitted utility.
- Acoustic separation between generations. An insulated dry-wall overlay on one shared bedroom wall, around ₹550–₹950 per sq ft, is the cheapest peace in the home.
Specification and programme
| Item | Mumbai specification | Why |
|---|---|---|
| Carcass, kitchen and external walls | BWP 710, ₹135 – 195 per sq ft | Coastal humidity; MR-grade fails in three monsoons |
| Carcass, dry internal walls | HDHMR, ₹100 – 135 per sq ft | Saves about 20% where moisture is not a risk |
| Exposed hardware near the sea | SS 316 | SS 304 pits within two to three years |
| False ceiling | Peripheral, 200 – 250 mm drop | Preserves height in 2,900 mm towers |
| Electrical | Load check and DB upgrade first | Three ACs plus kitchen appliances exceed many builder DBs |
| Wardrobe access | Sliding where clear floor is under 900 mm | Common in the third bedroom |
| Programme | 13 – 17 weeks from sign-off | Society hours cost about a week over national timelines |
Rates exclude 18% GST. Suburb-level cost bands for a full 3BHK are on our 3BHK cost in Mumbai page.
Three generations in 1,050 square feet. They split the living room into two zones so my parents can talk while the children watch television. That one idea made the flat work.
Shear-wall building, so nothing could move. They solved everything in joinery and we never missed the wall we wanted to remove.
The utility room and the foyer were the two things we would have left empty. They are now the two most used parts of the flat.
Air conditioning and the electrical plan
A Mumbai 3BHK typically runs three to five air conditioners alongside a kitchen full of appliances, and the builder's electrical provision was not designed for that combination.
- Check the sanctioned load first. Many Mumbai 3BHKs are handed over at 5–7 kW. Three ACs, a geyser, a chimney, an induction hob and a microwave running together will exceed it. A load increase takes three to six weeks through the supply licensee with society consent.
- One dedicated circuit per AC, plus separate circuits for the kitchen appliance wall, the geysers and the utility. Sharing circuits is how a flat trips on a Sunday afternoon.
- Plan the outdoor units at layout stage. Societies designate positions, and a 3BHK needs three or four of them. Discovering there is space for two is a genuine problem in some Mumbai towers.
- Copper piping routes before the ceiling. AC piping determines the ceiling drop in each room. Deciding AC positions after the ceiling is designed means either a deeper ceiling or exposed piping.
- Drain slopes matter. A split AC drain with insufficient fall backs up and drips onto a new false ceiling in the first monsoon. We set the routes and falls on the reflected ceiling plan.
- Leave 20% spare ways on the distribution board, and label it properly. Every future addition is easier and safer for it.

Frequently asked questions
What is the typical carpet area of a Mumbai 3BHK?+
800 to 1,400 sq ft of RERA carpet area. Andheri West and Goregaon run 820–1,100, Bandra and Khar 850–1,200, Powai 950–1,350 and Thane and Navi Mumbai 1,000–1,400. A flat sold as 1,750 sq ft saleable in Powai is commonly 1,050–1,150 sq ft of carpet.
How do you plan a 3BHK for a joint family?+
Put the parents' bedroom near the entrance and the guest WC, create two seating zones so a conversation and a television can coexist, add a breakfast counter as a second dining point, allow roughly 40% more storage volume than a nuclear family needs, and add an insulated overlay on one shared bedroom wall at ₹550–₹950 per sq ft for acoustic separation.
What should I do with the servant's room?+
If nobody lives in, fit it out as the flat's bulk storage room with floor-to-ceiling shelving — it is the best storage space in a Mumbai 3BHK and is usually left as a dumping ground. If someone does live in, it needs proper ventilation, a fan, adequate light and a lockable cupboard, which is both decent and inexpensive.
Can I remove a wall in a Powai or Thane 3BHK?+
Almost certainly not. Towers built after 2005 in Powai, Wadala, Thane and Navi Mumbai use shear-wall construction where internal walls are structural, and society bye-laws prohibit altering them regardless. Everything gets resolved in joinery, partitions and layout instead — which in practice is rarely a limitation.
How long does a 3BHK take in Mumbai?+
Thirteen to seventeen weeks from design sign-off, about a week longer than the same specification elsewhere. The society NOC takes three to ten days, and noisy work confined to 10am–6pm with no Sunday stretches the civil and ceiling phases. Buildings that also ban Saturday work add another week.
