The systems, and what each costs
| System | Build-up | Rate (₹/sq ft) | Weight | Suits |
|---|---|---|---|---|
| Veneered ply rafters | 18 mm BWP ply boxed sections, veneered, PU polished | ₹320 – 550 | Moderate | Living rooms, dining, double-height voids |
| Solid timber rafters | Seasoned hardwood, polished | ₹480 – 900 | High | Bungalows, terraces, heritage schemes |
| WPC louvre panel | Extruded WPC on a track system | ₹220 – 380 | Low | Balconies, budget feature ceilings, offices |
| Laminated ply plank ceiling | Laminate-faced ply planks on a grid | ₹260 – 420 | Moderate | Home theatres, studies |
| Timber-look aluminium baffle | Powder-coated aluminium with wood print | ₹340 – 620 | Low | Commercial spaces where fire rules apply |
| Framing and slab fixings | GI or MS frame with expansion anchors | ₹60 – 120 | — | Included in the rates above where stated |
Rates include framing, fixing and finishing. Lighting integration between rafters is priced separately.
Weight and fixing: the safety part
This is a ceiling that can fall. A veneered ply rafter ceiling weighs three to five times a gypsum ceiling per square foot, and solid timber more again. The fixings carry that load for decades in a humid environment.
- Fix only into the structural slab, using steel expansion anchors or chemical anchors sized for the load. Never into the plaster layer, never into an existing false ceiling frame.
- Hanger spacing tightens as weight increases — 600 mm for timber systems, not the 900 mm used for gypsum.
- Use a steel frame, not a timber one. A timber frame in a Mumbai ceiling void is a borer risk and moves with humidity.
- Keep an access route to every service above. A timber ceiling that has to be dismantled to reach an AC drain is a design failure.
- Where the ceiling spans over a staircase or a double-height void, have the fixing detail checked. We do not install those on a carpenter’s judgement.
Humidity, warping and borers
- Seal six faces. Every rafter, every plank, all faces and both ends, before installation. This is the single control that prevents bowing, and it is the first thing a rushed installer skips because the back face will never be seen.
- Use BWP ply, not MR. A ceiling void in Mumbai is humid, unventilated and warm. MR ply in that environment will delaminate at the joints within a few years.
- Borer treatment. Powder-post beetle attacks the sapwood in solid timber and the core of untreated ply. The signs are fine powder on the floor below. Treated material and sealed faces prevent it.
- Allow movement. Long rafter runs need a small gap at each end. A tight-fitted run that expands in the monsoon will bow in the middle.
- Avoid over bathrooms and kitchens. Steam rising into a timber ceiling void has nowhere to go.
Lighting and the reason to build one at all
A timber ceiling is usually about light as much as material. Rafters at 300–450 mm centres with concealed linear LED between them produce the effect people are paying for; rafters with downlights punched through them do not.
- Run the LED profile on the slab side, above the rafters, so the source is not visible from a seated position. Check the sightline from the sofa, not from the middle of the room.
- Keep driver access at the perimeter or in an adjacent cupboard. Drivers fail before LEDs do, and a driver buried above a fixed timber ceiling is a future demolition.
- Use a warm colour temperature, 2,700K to 3,000K. Timber under 4,000K light reads grey and the whole effect is lost.
- Allow for the depth. A rafter ceiling with concealed lighting typically drops 200–300 mm, which a 9 ft 6 in Mumbai flat can only absorb in part of the room.
Care, life and BOQ wording
- Dust from below with an extended microfibre twice a year. Re-coat the PU at year eight to ten if the ceiling is in daylight.
- Expected life: 18–22 years for veneered ply with PU, longer for WPC, shorter for unsealed solid timber.
- BOQ: “Ceiling rafters in 18 mm BWP ply boxed sections, natural veneer faced, two coats PU sealer and two coats matt PU; all six faces of every member sealed before installation.”
- BOQ: “Suspension from structural slab using steel expansion anchors at 600 mm centres; MS framing, red-oxide primed and painted. Timber framing not permitted.”
- BOQ: “Concealed LED profile above rafter line with driver access at perimeter; colour temperature 3,000K.”

Frequently asked questions
Is a wooden false ceiling practical in Mumbai?+
Yes, in living and dining rooms, if it is built in BWP ply with all faces sealed and fixed to the slab with steel anchors. Avoid it over kitchens and bathrooms, where steam enters the void, and avoid unsealed solid timber, which will move noticeably across the seasons.
How much ceiling height does a rafter ceiling take?+
Typically 200–300 mm including the concealed lighting zone. In a flat with a 9 ft 6 in slab height that is acceptable over a dining table or a seating zone, but not across the whole room. We usually run rafters over part of the plan and leave the rest flat.
Is WPC a reasonable substitute for timber?+
For a louvre ceiling at a normal viewing distance, yes — it does not warp, does not need sealing and costs a third less. Up close, the repeat in the print and the plastic edge are visible. On a balcony or a high ceiling it is the sensible choice; on a low dining-room ceiling, veneered ply reads better.
Will a wooden ceiling attract termites or borers?+
Only if untreated material is used or faces are left unsealed. Specify preservative-treated BWP ply, seal every face, and use a steel frame rather than timber battens. The warning sign is fine sawdust appearing on the floor; act on it immediately.
Can lights be fitted into the rafters themselves?+
Small spots can, but it rarely looks good — the timber section is shallow and the fitting sits proud. The better detail is concealed linear LED above or between the rafters, which lights the timber itself and gives the depth people are after.
