Piped gas: the item that governs the programme
Most Mumbai flats now run on piped natural gas. The pipe inside your kitchen is not yours to move, and a general plumber relocating it is both a safety issue and grounds for disconnection.
- Only the authorised gas agency may modify the line. The application is made in the flat owner's name, usually with a copy of the society NOC and the kitchen layout.
- Allow two to four weeks from application to the site visit. This is the single most common cause of a Mumbai kitchen renovation running late, and it is entirely avoidable by applying at design freeze rather than after strip-out.
- Design the hob position around what is achievable. A one to two metre shift along the same wall is routine; moving the hob to the opposite wall usually is not.
- The meter and isolation valve stay accessible. Boxing a gas meter into a tall unit without a louvred, removable access panel will fail inspection.
- Keep the cylinder option in older buildings. Parts of Dadar, Matunga and older Andheri stock are still on cylinders, which changes the tall-unit design entirely — the cylinder needs a ventilated compartment at floor level.
Apply for the gas shift the day the layout is frozen. Every kitchen we have seen overrun in Mumbai overran on that one line.

Design and build under one accountable roof
The stack, the sink and the dry balcony
Mumbai kitchens are planned around a common plumbing shaft that serves every flat in the stack. It is the society's infrastructure and it does not move.
- The sink moves about 1.2 metres from the stack outlet with a reliable fall. Beyond that the waste runs too flat, blocks and eventually smells. We would rather redesign the layout than build a step.
- The dry balcony is the real opportunity. Most Mumbai kitchens open onto a small utility balcony holding the washing machine and a drying line. Enclosing it with a sliding glazed partition and tiling it adds 25–45 sq ft of usable kitchen-adjacent area for ₹85,000–₹2,20,000. Check the society's position first — some permit glazing, some treat it as a façade change.
- Do not lose the drying line. The most common complaint after a dry balcony conversion. Plan a retractable ceiling rack or a covered drying zone before you enclose it.
- Washing machine drainage needs its own trapped outlet, not a hose into the kitchen sink. If you are opening the floor anyway, fix it.
- The kitchen floor drain, where one exists, should be retained. Mumbai kitchens flood from the balcony in a heavy westerly, and a drain is the difference between mopping and rebuilding a base unit.
Chimney ducting in a high-rise
| Discharge route | Feasibility | What is needed | Cost |
|---|---|---|---|
| Existing kitchen shaft | Best case | Confirm the shaft is live and not blocked | ₹6,000 – 14,000 |
| Through the external wall | Common, needs permission | Society NOC; core cut to the exact duct diameter | ₹12,000 – 28,000 |
| Into a dry balcony, then out | Workable | Society NOC; weather cowl and a downward discharge | ₹14,000 – 32,000 |
| Ductless recirculating | Last resort | Carbon filters, replaced twice yearly | ₹4,000 – 9,000, plus filters |
| Into a common corridor or duct not designed for it | Not permitted | — | — |
Confirm the duct route during survey, before the hob position is finalised. A core cut through an external wall needs society permission and, in some buildings, the structural consultant's nod.
Working hours and downtime in a society
Strip-out, tile chipping and core cutting are all noisy work, which in most Mumbai buildings means 10am to 6pm on weekdays and Saturdays with no Sunday work.
| Stage | Duration | Noise level | Scheduling note |
|---|---|---|---|
| Strip-out and tile removal | 2 – 3 days | High | Front-loaded; the society is informed in advance |
| Plumbing and electrical modification | 2 – 3 days | Medium | Chasing only where the wall is not structural |
| Gas agency visit | Half a day | Low | Booked weeks earlier; the date is fixed by them |
| Waterproofing and tiling | 3 – 4 days | Medium | Full-height backsplash; membrane cured first |
| Unit installation | 3 – 4 days | Low | Quiet work; carcasses pre-cut off site |
| Countertop templating and fitting | 3 – 5 days | Low | The wait that sets total downtime |
| Appliances, snag, handover | 1 – 2 days | Low | Chimney and hob tested before sign-off |
Total 14 to 20 days of kitchen downtime. We set up a temporary induction and microwave arrangement on day one as standard.
They applied for the gas shift before demolition started. Our neighbour did the same renovation and waited three weeks with no kitchen because nobody had told her.
Enclosing the dry balcony gave us a full tall-unit wall we did not have. They also kept a retractable drying rack, which my wife insists was the best part.

Frequently asked questions
How much does a kitchen renovation cost in Mumbai?+
₹3.2–₹4.4 lakh for a 6 x 7 ft kitchen in laminate, ₹4.0–₹5.6 lakh for a 7 x 9 ft L-shape, ₹5.2–₹7.2 lakh for 8 x 10 ft and ₹7.4–₹11 lakh for a 10 x 12 ft U-shape with utility. Acrylic or PU finishes add roughly 40%. Excluding 18% GST and appliances.
Can I move the gas point in my Mumbai kitchen?+
Only through the authorised piped-gas agency, never a general plumber. A one to two metre shift along the same wall is routine; the application takes two to four weeks from filing, so we submit it the day the layout is frozen rather than after strip-out. Moving the hob to a different wall is usually not feasible.
How far can the sink move from the existing position?+
About 1.2 metres from the common waste stack outlet while keeping a reliable fall. The stack is society infrastructure and cannot be altered. Beyond 1.2 metres the waste runs too flat, blocks and smells, so we redesign the layout around the existing outlet rather than building a raised floor.
Can I enclose the dry balcony to extend the kitchen?+
Often yes, and it is the best way to gain 25–45 sq ft of usable area, at ₹85,000–₹2,20,000 with a sliding glazed partition and tiling. Some societies permit it and some treat glazing as a façade alteration, so we confirm in writing first — and we always keep a retractable drying arrangement, which is the thing people miss afterwards.
How long will my kitchen be out of use?+
Fourteen to twenty days in a Mumbai society, slightly longer than elsewhere because noisy work is confined to 10am–6pm with no Sunday. Three to five of those days are spent waiting for the countertop, which can only be templated once the base units are fixed. We set up a temporary induction and microwave arrangement on day one.
