What makes it modular
Standardisation. Cabinets come in fixed widths — 300, 450, 600, 900 mm — with consistent carcass heights and depths, CNC-cut to tenths of a millimetre, edge-banded by machine and delivered flat-packed or pre-assembled. On site they are levelled, joined and fixed in a day or two. A carpenter-built kitchen is cut and assembled in the flat over three to five weeks, to whatever dimensions the walls happen to be.
Where the money goes
| Element | Share of cost | Note |
|---|---|---|
| Carcass and assembly | 28–35% | BWP ply or MR board; the grade to check |
| Shutters and finish | 22–30% | Where the visible budget lives |
| Hardware and accessories | 15–22% | Hinges, drawers, pull-outs, bins |
| Counter and backsplash | 10–16% | Quartz, granite or slab porcelain |
| Appliances | 8–20% | Usually a separate client purchase |
| Electrical and plumbing changes | 4–8% | Points, drains, gas line |
Modular versus carpenter-built
Factory work is more precise, faster on site and comes with a warranty on the modules. Carpentry adapts to the flat — out-of-square walls, a beam in the wrong place, a loft that has to be scribed to a slab. Mumbai flats are rarely square, so our usual answer is a hybrid: modular units for the runs and site-built joinery for the awkward corners and the loft. Anyone claiming one method is always superior is describing their own workshop, not your kitchen.
What “modular” does not guarantee
- It does not mean BWP ply. Ask for the carcass grade in writing.
- It does not mean branded hardware. Ask for the hinge and runner brand by name.
- It does not mean the kitchen is movable — once plumbed and fixed, it is as permanent as any other.
- It does not include the counter, appliances or the chimney unless the quotation says so.

Frequently asked questions
How much does a modular kitchen cost in Mumbai?+
₹1.8–3 lakh for a compact 2BHK kitchen in laminate on BWP ply with branded hardware, ₹3.5–6 lakh for a larger kitchen with acrylic shutters, quartz counter and full accessories. Appliances are on top.
Is a modular kitchen better than a carpenter-made one?+
More precise and faster, with factory tolerances and a warranty. A good carpenter adapts better to an irregular flat. The material specification matters more than the method — a modular kitchen in MR board is worse than a carpenter kitchen in BWP.
How long does a modular kitchen take to install?+
Two to four days of installation once the site is ready, against three to five weeks for site carpentry. The lead time before that is four to six weeks for manufacture, so the total is similar; the disruption in your flat is not.
Can a modular kitchen be dismantled and moved?+
In principle, and it is often claimed. In practice the counter is cut to fit, the plumbing is fixed and the wall units are anchored. Assume it stays with the flat.
