How to use them
- Measure your room width first. Under 12 ft, stop and plan a peninsula; you will get the same counter and keep the circulation.
- Decide what the island carries — prep only, a sink, or the hob. Each decision changes the services and the extraction.
- Plan the island services before the floor is laid. Water, waste and power in an island are a floor-level problem, not a joinery one.
- Keep the sink on the perimeter if the island has the hob. Two wet points on one island is rarely worth the complexity.
Three things islands get wrong
- An island in a 10 ft room. It fits and the kitchen stops working. This is the most common island mistake in Mumbai flats.
- A hob on an island with no extraction plan. A downdraft or a ceiling chimney has to be decided before the ceiling is framed.
- A 9 in overhang. Knees hit the carcass and the seating is never used.

Frequently asked questions
What is the minimum clearance around an island?+
Three feet six inches on all sides and 4 ft on the side you work from. If the island has seating, allow 3 ft 6 in behind the stools so someone can pass a seated person. Those clearances, not the island size, are what determine whether the room can take one.
Can the hob go on the island?+
Yes, with either a downdraft extractor or a ceiling-mounted chimney, and both need to be decided before the ceiling is framed and the duct route is fixed. A downdraft is less effective for heavy Indian frying; a ceiling chimney works better and is visually dominant.
Island or peninsula?+
A peninsula gives you the same counter and seating with clearance on three sides instead of four, which saves roughly 3 ft 6 in of room width. In a Mumbai flat under about 1,200 sq ft carpet, a peninsula is almost always the correct answer.
How deep should the seating overhang be?+
Twelve inches minimum and fifteen for comfort, at a 36 in counter height. If the overhang is more than 12 in on a stone counter it needs steel brackets or a supporting panel, which has to be designed in rather than added afterwards.
What does an island add to the cost?+
Rs 1.5 to 4 lakh for the joinery and counter alone, plus services if it carries a sink or hob, plus the extraction if it carries the hob. It is one of the more expensive things you can add to a kitchen per square foot of storage gained.
