What the capability statement covers
The full contents are below. Section four is the one that separates fit-out contractors from each other in Mumbai.
Sectors and typical scale
- Corporate offices from 1,500 to 25,000 sq ft, warm shell and bare shell.
- Retail and showroom fit-out including facade, display joinery and lighting design.
- Clinics and diagnostic centres with patient-flow planning and hygienic finishes.
- Cafes, restaurants and hospitality with kitchen coordination and acoustic control.
- Occupied-premises refurbishment delivered in phases, including night and weekend working.
Rate bands, 2026 Mumbai, ex-GST
- Warm shell fit-out: Rs 1,530 to 2,880 per sq ft depending on specification.
- Bare shell fit-out: Rs 2,430 to 3,780 per sq ft with HVAC, fire and flooring from scratch.
- Retail fit-out: Rs 1,600 to 3,400 per sq ft, facade priced separately.
- Design and management only: 6 to 12 per cent of works value.
- Reinstatement at lease end: Rs 180 to 420 per sq ft, quoted at the outset.
Planning standards we work to
- 60 to 80 sq ft per person for a Mumbai open floor; 45 to 55 sq ft in a high-density model.
- One meeting seat per four to six desks, adjusted to how the team actually meets.
- 300 lux general, 500 lux at task, with glare control on screen-facing orientations.
- Reverberation below 0.6 seconds at desk level in open plan.
- Egress widths and travel distances checked before partitions are drawn, not after.
Compliance and landlord interface
- Fit-out manual read and drawings submitted in the landlord's required format.
- Nominated vendor packages coordinated for sprinkler, fire alarm and facade work.
- Fire NOC coordination with a licensed consultant before the ceiling closes.
- Contractor insurance, workmen's compensation and indemnity lodged before mobilisation.
- Night-work permissions, lift bookings and dock slots managed with building management.
Programme
- Typical 5,000 sq ft warm shell fit-out: 10 to 14 weeks from drawing approval.
- Bare shell adds 4 to 6 weeks for HVAC, fire systems and flooring.
- Landlord drawing approval is the most common cause of delay; we submit in week two.
- Zone-by-zone snagging rather than one walk at the end.
- Move-in over a weekend with IT last out of the old floor and first into the new one.
Handover
- As-built drawings, O&M manuals and test certificates for every system.
- Live witnessing of HVAC balance, distribution boards, access control and AV.
- Defects liability period with a stated response time.
- Asset register and furniture schedule for facilities handover.
- Reinstatement obligations documented so there is no surprise at lease end.
How to use it
- Give section four to your landlord's project manager. It answers most fit-out manual compliance questions before they are asked.
- Use the planning standards to sanity-check a test fit. A layout at 45 sq ft per person is a decision, not an accident, and should be a conscious one.
- Price reinstatement now. At Rs 180 to 420 per sq ft it belongs in the business case at lease signature.
- Send it to procurement with the onboarding pack. Insurance and GST documents follow on request.
Three things tenants underestimate
- Landlord drawing approval. It is the most common cause of Mumbai fit-out delay and it is not within the contractor's control.
- Acoustics on a hard slab. Above forty desks, untreated open plan sounds like a call centre and the fix after occupancy costs double.
- Connected load. The floor you have leased may not have the kVA the fit-out you have designed will draw.

Frequently asked questions
How long does a 5,000 sq ft fit-out take?+
Ten to fourteen weeks from drawing approval on a warm shell, and four to six weeks longer on a bare shell where HVAC, fire systems and flooring are all in scope. The variable that moves this most is landlord approval, which is why we submit in week two.
What density should we plan to?+
Sixty to eighty square feet per person for a comfortable Mumbai open floor, and 45 to 55 in a genuinely high-density model. Below 45 the egress, HVAC and acoustic consequences start to dominate, and the saving on rent is offset by the cost of fixing them.
Can you work on an occupied floor?+
Yes, in phases, with night and weekend working where the building permits it. Expect 15 to 25 per cent more time and roughly 10 per cent more cost than an empty floor, plus dust separation and a programme written in zones rather than trades.
Who handles the fire NOC?+
A licensed consultant, coordinated by us, with drawings submitted before the ceiling closes. Detector and sprinkler relocations must be done under that approval rather than quietly on site, because the occupancy certificate depends on it.
What about reinstatement at lease end?+
Read the obligation in the fit-out manual before you sign the lease. It typically costs Rs 180 to 420 per sq ft to return a floor to shell condition. We quote it at the outset so it sits in the business case rather than arriving as a surprise.
